Job description
The Full-time position of Self-Storage Property Manager is an energetic, outgoing self-starter who has excellent sales, marketing and customer service skills. The manager aggressively contributes to profitability by developing and maintaining mutually beneficial business relationships and being committed to customer satisfaction. The manager pays close attention to detail and has general accounting, marketing and basic computer skills. This position requires weekday and weekend work hours.
This position is a results-driven position. Achieving outcomes (financial success of the property and other performance indicators) will result in promotions and additional opportunity. The full-time manager is also responsible for assisting their teammates across sister facilities. While the manager’s primary focus will be their specific property, the manager is expected to help their co-workers and encourage communication and idea-sharing where it benefits the company as a whole.
RESPONSIBILITIES AND DUTIES:
Responsible for the sales, marketing, occupancy, and delinquency management of the store.
Keeping the facility rented at optimum levels by effectively utilizing advertising, promotional and customer relationship skills in coordination with management
Leasing and renting units over the phone at multiple facilities
Provides outstanding customer service including assessing and resolving customer problems and professionally handling telephone and walk-in inquiries
Assists customers with rental of units over the phone
Maintains customer records including customer leases and ledgers
Controls delinquencies through telephone contact and letters on a scheduled basis including sending out monthly invoices
Cleans space(s) as vacated, hallways, and grounds as needed. Clean office and restrooms daily.
Maintains a neat, clean, safe and secure facility including minor maintenance and daily lock checks as well as visual inspection daily
General management of the office including opening and closing the office on time each day, keeping and balancing company expenses, making bi-monthly bank deposits and preparing daily, weekly and monthly reports to monitor and action the success of the property
Prepare and oversee public online auctions of delinquent units. Maintain working knowledge of lien law and company policy.
Effectively communicates with management and fellow associates. Promote idea-sharing in the workspace and leads by example
SKILLS
Basic computer knowledge – Windows 10
Microsoft Office suite including Outlook, Word, and Excel
Effective written and verbal communication
EXPERIENCE – QUALIFICATIONS: Strong phone skills and communication skills are important but not required. Proficiency in standard office software (Word, Excel, Outlook) also a plus. Qualified applicants should have references available upon request. Employment subject to criminal background check.
EDUCATION:
High school diploma or equivalent required
Associates or higher preferred
Work Environment
Seating for approx. 6 hours, light to heavy lifting, cleaning empty units
BENEFITS AND PAY:
$15-$17/hr based on experience and education
$650/mo monthly bonus program, individual and team bonuses
