Ground LVL Project MGMT is an HEI subsidiary that is established to provide the internal design and construction services for HEI investments as well as for other clients outside of the HEI orbit.

TheDirector of Design and Constructionis a key leader with independent project management ofsignificant capital improvement/renovation projectsthroughout the Company’s client portfolio. Thispositionwill be responsible for the creation of initial budgets and schedules and aligning internalstakeholders to provide project scope and design direction for the project. TheDirectorwill beresponsible for the design, estimating and construction management process to define project budgets,schedules, meetings, communication protocols and supportdue diligenceas needed.This position isaccountable for the coordination and supervision of external resources, consultants and contractorsengagedand reports directly to the President of Design and Construction.

This position supports the President as a primary interface with internal stakeholders (Ground LVL/HEI)on projects and leads the project team of architects, engineers, consultants, contractors, vendors andother professionals through the process of planning, design and renovations of all hotelprojects.Specific duties will include, but not limited to:

• Management of direct reports in coordinated efforts to manageassignedprojects.
• Serve as key liaison between HEI, Capital Partners and design and construction professionals.
• Lead due diligence efforts for new deals/acquisitions (new construction or existing assets).Including,but not limited to,team formation, organizing due diligence budget, fieldassessments, synthesizing available information and preparingrecommendations.
• Develop and approve project specific scope and budget source documents for basis ofacquisitions, brand negotiations and launch of project execution.
• Estimation of costs using direct experience, comparable projects and outside resources.
• Initiate and manage the procurement of design, construction andconsultant’sservices.
• Manage the team in planning and analysis of conceptual design and preconstructionactivities.

• Oversee and review the development of architectural and engineering construction drawingsand biddocuments.
• Draft, review, communicate and enforce contractual documents for design and constructionprofessionals.
• Meet with city officials, contractors, architects, engineers and consultants to present theproject status and anticipate issues.

• Anticipate potential changes to budget or schedule and provide guidance on the review andanalysis of changes when presented.
• Develop and monitor project budget and schedule including updating and maintainingweb-basedproject controls.
• Provide analysis of budgets and schedules and their effect on the financial objectives of theproject.
• Review contractor and vendor onsite activities to verify they are in contractual compliance withdesign specifications, schedules and workmanship standards.
• Authorize the issuance of contracts, purchase orders and approve and process scheduledprogress draw packages forpayment.
• Ensurethesuccessful completion ofproject close out process.
• Execute solutions for, and report onconstruction related issues.
• Prepare documentation for analysis and review of specific issues.
• Establish, direct and/or document project meetings.
• Develop and complete project specific tasks as required to meet or exceed the expectations of the client and fulfill our contractual obligations.
• Proactively assist senior management in project proposals and subsequent interviews.
• Promote the highest level of professionalism and ethics.
• Assemble and drive the project consultant team thruougheach phase, including pre-construction, design, documentation and post-opening services.
• Take a big picture view of strategy, risk assessment, and profitability and continuouslycommunicate this view throughout the life of the project to the owner.
• Identify and focus on critical development issues related to project feasibility including associatedcosts and logistical issues.
• Lead, organize and manage multiple large and complex projects with limited supervision but veryinteractive and proactive communication with senior leadership.
• Lead and direct project presentations to senior leaders driving the Owner decision making process.

• Develop, nurture and maintain ongoing hospitality brand as well as development industryrelationships.
• Work collaboratively with outside parties to accomplish project goals.

Experience managing both internal and external project management team resources and program levelresponsibility.
• BA/BS in Architecture, Interior Design, Engineering, Project or Construction Management orrelated field in hotel/lodging industry.
• 10-15 years design and construction experience with a minimum of 8 years inlodging/hotels/hospitality environments. Experience managing both internal and externalproject management team resources and program level responsibility (project managers,architects, contractors, miscellaneous consultants).
• Experience managing direct reports, with history of team development.
• Project accounting skills and management experience, utilizing an industry recognized softwareplatform.
• Experience managing both internal and external project management team resources andprogram level responsibility.

• Excellent organizational skills, with the ability to produce high quality reports in a timely manner.
• Proficiency in MS Project, Excel, Word, and PowerPoint.
• Strong written, verbal and presentation skills are required.
• Team player withexcellent interpersonal skills.

• Time management and ability to meet deadlines.

• Proactivity and self-direction.

 

The position requires an adaptable, motivated self-starter with a high level of personal integrity andbusiness ethics who has the ability to work in a team environment. The position must also have theability to develop long-term relationships with clients and other business partners. Time managementand personal effectiveness skills are essential as are good communications, organization and computerskills. The applicant will need to demonstrate skills in managing successful projects, meeting clientexpectations and timelines, procuring and engaging design, construction and consultants’ services, theability to maintain professionalism in the face of deadlines, exhibit good listening, negotiation andproblem-solving skills and show the ability to handle confidential information with discretion andtrustworthiness.
