Job description
The Microsoft Datacenter Land Development and Community (LDC) Organization supports the development and delivery of Microsoft’s datacenter portfolio from site selection through design, permitting, construction and operation. The Microsoft datacenter development portfolio consists of complex, multi-disciplinary, large scale, multi-year datacenter construction and lease projects.
Microsoft is looking for a Land Due Diligence Manager for the Americas region to develop strategy for executing land due diligence process for datacenter campus sites. This will include a regional portfolio of projects with a wide variety of unique requirements including building demolition, environmental remediation, grading, vegetation removal, substation construction, entitlements, easements, wet utilities, offsite infrastructure, etc. The Land Due Diligence Manager will be a key contributor in the execution of the Microsoft Land Development program and regional datacenter campus project delivery. This role will require regular engagement with key Microsoft stakeholders, as well as strategic engagement with Authorities Having Jurisdictions (AHJs), Economic Developemt Corporations (EDCs) and other external stakeholders.
Responsibilities
Develop and lead a LDC Site Due Diligence Program and Strategy regionally for Microsoft datacenter development.
Develop assessment strategies to enable land selection process through region siting, entry, pre-site due diligence and site due diligence phases of land development
Advance LDC Land Due Diligence program, ensuring identification and report out of risks associated with land development including community, environmental, socio political, regulatory, cost, and speed to market aspects.
Lead internal stakeholder collaboration initiatives to identify site risks as it pertains to development ability, delineate schedule options and opportunities, create strategies to deliver to corporate requests/goals
Build and implement fundamental program strategies to increase site viability by utilizing iterative processes to:
identify and solve site encumbrances
identify a mulitude of mitigation opportunities to overcome risks
utilize critical thinking to bring forth alternative pathways to optimize schedules
Coordinate with key internal and external counterparts to develop strategies to enable and optimize construction start /time to market for new sites/regions
Create and apply best practices for reporting out land development strategies to drive site/region expansion opportunity, while maximizing schedule and minimizing risks
Coordination of internal Microsoft stakeholders and external contractors, vendors, and resources as required for project delivery.
Facilitate decision-making in collaboration with LDC leadership to drive solutions, schedules, and manage change as required across all LDC projects in the portfolio.

Qualifications
Required Qualifications:
7 + years portfolio management, real estate, or office management experience
OR Bachelor's Degree or degree equivalent in Business Management, Real Estate, Project Management, or related field AND 5+ years portfolio management, real estate, or office management experience
o OR equivalent experience.

Ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include, but are not limited to the following specialized security screenings:
Microsoft Cloud Background Check: This position will be required to pass the Microsoft Cloud background check upon hire/transfer and every two years thereafter.
Preferred Qualifications:
7 plus years of experinece in Land/Real Estate Development and Project Management, Architecture, Engineering, or related field
Trusted knowledge and experience with a broad variety of land development requirements, processes and procedures
Committed background in program and project management and the ability to collaborate with multiple stakeholders to drive desired outcomes
Experience with assessment strategies to enable land selection processes
Ability to evaluate and report on risks with land development including community, environmental, socio political, regulatory, cost, and speed to market aspects
Ability to work in a fast-paced organization
Ability to establish, maintain and promote cross-functional and positive working relationships with internal and external teams
Attention to detail and high standards for quality of deliverables

Real Estate Portfolio Management IC5 - The typical base pay range for this role across the U.S. is USD $112,200 - $194,800 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $142,200 - $213,200 per year.
