SUMMARY

The Construction Manager works to ensure the quality, timeliness, and financial performance of construction projects involving EDEN-owned or managed real estate or projects EDEN is participating in the development only of, by ensuring that contractors, vendors, and consultants' performance is managed throughout the life of the construction project.

ESSENTIAL JOB FUNCTIONS

  1. Collaborates with the Finance, Information Systems, Property Management, Legal, Asset Management, and Real Estate Development departments to develop and implement a construction plan and timeline for each construction project. The plan will include integration of each department to insure a smooth transition from construction to operations.
  2. Collaborates with the Real Estate development staff for the creation of construction estimates, budgets, and schedules for the development of projects prior to funding applications. Uses internal and external resources as needed. Collaborates with Real Estate Development staff to populate applications and ensure information is timely and accurate. The Construction Manager will endeavor to protect the organization from regulatory, financial, and/or reputational risk.
  3. Prepares construction budgets and schedules for the planning and monitoring of capital projects for the agency.
  4. Prepares request for proposals (RFP) to solicit architectural, consultant and construction services for the agency while strictly adhering to EDEN's procurement policy as well as compliance with any procurement protocols required by funding agencies. Procures competitive bids, review bids with Director of RE Development and Construction, conducts interviews, and prepares recommendation for project awards.
  5. Assists with the preparation of professional services, consultants, and construction contracts. Prepares all relevant contract exhibits including, but not limited to, owners' requirements, warranties, trainings, and project close out requirements, contract inclusions and exclusions, construction schedules, schedules of values, and all other related contract documents.
  6. Collaborates with Project architects, consultants, engineers, and other professional entities to manage the design, scope of work, and design process including review of existing conditions and coordination with EDEN property management and facilities to ensure the design professional is complying with ownership program needs.
  7. Collaborates with design and construction contractors for the management of submittals, shop drawings and specifications for the project. Represents ownership in the decision-making process.
  8. Conducts periodic inspections of the vendors progress and quality of work. Documents results of inspections and collaborates with vendors to correct any deficiencies.
  9. Contributes to team efforts by assisting with other duties, as assigned.

EDUCATION AND EXPERIENCE:

A Bachelor's Degree in construction engineering and/or construction management is preferred, but not required. Ten (10) years of work-related experience with/as a general contractor/general superintendent may be substituted in lieu of a formal education. Experience in the residential and/or affordable housing construction business is preferred, but not required. Experience with a non-profit, housing authority, and other government subsidized residential construction program is preferred, but not required.
