Job description
Under general guidance of Maintenance Technician Senior and supervision by the Facilities Manager, the Maintenance Technician shall be responsible for the safe and efficient operations, preventive maintenance, routine maintenance and repairs of, but not limited to, mechanical and electrical equipment, i.e., steam boilers, all HVAC systems, all refrigeration systems, emergency generators, utility distribution systems, all chilled water equipment, building automation systems, buildings, plumbing, sanitary, medical gasses, sprinkler systems, fire alarm systems, nurse call systems and audiovisual equipment (televisions, VCR’s, etc.).

Technical Tasks
- Perform troubleshooting on equipment, utilizing O & M Manuals, diagrams, and technical support from manufacturers.
- Act as a liaison with contractors and vendors, as needed, in the support and resolution of technical issues, with learning details about the systems involved.
- Makes repairs to equipment following industry standards, operation and maintenance manuals, and direction from Senior Techs. Utilizes factory parts, installs and makes repairs in a safe and code compliant manner, makes safety tests upon completion of work as appropriate.
- Perform regularly scheduled advanced Preventive Maintenance procedures on assigned equipment.
- Completes 100% of Compliance PM's within the month they are assigned.
- Self-assigns and completes work requests. May be assigned work requests by Manager as appropriate.
Administrative Tasks
- Utilizes WebTMA system to enter records of work completed.
- Enters details about work performed, date completed, time spent etc.
- Utilizes computers for reference in performing duties. Capable of review of online manuals, online drawings etc.
- Extensive use of systems: email, RL Incident Reporting & Kronos for timekeeping.
- Identifies parts and supplies needed, places orders and documents such orders for the AP process.
- Attends continuing education events as appropriate to role and approved.
- Trains team members on use of evacuation equipment such as Med-Sleds, Stair Climbers, etc.
Compliance and Quality
- Keeps informed through on-the-job training and other sources and participate in approved training programs to further job knowledge.
- May serve on committees and work groups for problem solving and process improvement.
- In some situations may inspect work of other staff and contractors, reporting deficiencies up through the Manager or the Director of Planning, Design and Construction for correction.

- Employee maintains current licenses and/or certifications required for the position.
- Practices and reflects knowledge of HIPAA, TJC, DNV, OSHA and other federal/state regulatory agencies guiding healthcare.
- Completes all annual education and competency requirements within the calendar year.
- Is knowledgeable of hospital and department compliance requirements for federally funded healthcare programs (e.g. Medicare and Medicaid) regarding fraud, waste and abuse. Brings any questions or concerns regarding compliance to the immediate attention of hospital administrative staff. Takes appropriate action on concerns reported by department staff related to compliance.

Education: | High School Diploma | Trade School Diploma |
Experience: | 3 years’ experience and successful completion of a trade school program in a related field -OR- 5 years of comprehensive maintenance knowledge and ability to work independently | Prior experience in maintenance work within a healthcare environment. |
License(s)/Certification(s): | Valid driver’s license when driving any vehicle for work-related reasons. | One or combination of: · Licensed HVAC Tech · Universal CFC Certified · Journeyman Plumber |
