ESSENTIAL DUTIES AND RESPONSIBILITIES
- Communicates, maintains, and fosters relationships with the General Contractor, Architect, Engineer, Owner, and other stakeholders
- Attends project meetings
- Plans all phases of the construction lifecycle from initiation to completion
- Assists with reviewing project contractual agreements to eliminate scope gap and scope creep
- Tracks project labor and material budgets
- Assists with an initial schedule of values setup from the contract as approved by the Jet Management team
- Fills out a schedule of values for monthly billings
- Assumes responsibility for the project including accurate, timely, and relevant reporting to the General Contractor and Jet Management team
- Communicate project progress to include deliveries, manpower, and delays with the General Contractor and Jet Management team
- Regularly visits projects to assess performance, progress, and quality and to ensure connectivity with the field, clients, and other trades
- Responsible for project documentation i.e., writes, logs, sends, and tracks project documents to include RFI’s, change orders, plan sets, submittals, operations and maintenance manuals, permits, daily logs, etc.
- Ensures field personnel have the appropriate tools, materials, and documentation to complete the project
- Responsible for material take-off accuracy and completion in coordination with the project foreman/superintendent
- Works with Purchasing Agent for procurement of project equipment and materials per the project schedule
- Tracks and communicates material deliveries with the field
- Facilitates site logistics to include: conxes, water, heavy equipment, safety, access, parking, etc.
- Reviews and tracks project schedules
- Reviews and prices project documents for changes such as ASI’s per contract documents and timelines
- Evaluate construction methods and determine the cost-effectiveness of plans and actual work.
- Takes actions to deal with the results of delays, bad weather, or emergencies at construction sites
- Responsible for quality control programs on projects
- Ensures all safety and environmental policies of the company and project owners are followed by all project personnel
- Coordinates constructability and compatibility with other trades and building systems
- Coordinates and approves utility provider-specific requirements
MINIMUM QUALIFICATIONS AND EXPERIENCE
- Five (5) years of experience in project management.
- Advanced knowledge of Bluebeam Revu, Microsoft Office Suite - Word, Excel, PowerPoint, and Outlook and required. Working knowledge of SharePoint, Viewpoint and Procore is preferred.
- Have thorough knowledge of all aspects of construction (technology, equipment, materials, means, & methods, etc.).
- Experience managing projects 1 million and above.
- Experience managing large Commercial, Institutional, and/or Federal preferred.
