Position Summary/Description:
A SIGN -ON BONUS OF $7,500 IS AVAILABLE FOR THE SUCCESSFUL APPLICANT OF THIS POSITION PAID IN 2 INSTALLMENTS WITHIN 12 MONTHS OF HIRE :
$3,750 WITHIN 30 DAYS OF HIRE DATE & $3,750 12 MONTHS AFTER HIRE DATE .
The Life Safety Manager performs managerial functions over multiple organizational units/shops in Life Safety Services, including the Life Safety Shop, the Access Control / Key & Hardware Shop, the Emergency Generator Shop, the Preventive & Contract Maintenance Office, and the Construction Liaison Office. Managerial functions include but are not limited to efficiency studies, establishing, and comparing workflow and operating metrics, detailed budget analysis, establishing and utilizing building condition and component indexes for future fiscal planning, trending of equipment and systems for reliability and failure projections, and measuring and evaluating proposed project investments through net present values (NPVs) and return on investments (ROIs). Manages an operating budget of $3 million and a current staff of approximately 50 employees.
Leads all activities related to the operations and maintenance of life safety systems in the University's 488 buildings totaling 17.8 million square feet. Works with the senior leadership team in Building Services to sustain a high-performance service culture that promotes sound planning and excellent execution and leads departmental efforts to foster a safe, respectful work environment that values its people; and also works closely with university administrators in the schools and departments to ensure that facilities meet programmatic requirements and remain compliant.
Manages employees in a wide variety of occupational areas which requires a multifaceted technical knowledge base in electronics: fire, security, and CCTV systems, a mechanical aptitude with engine repair, hydraulics, and locksmithing, commercial electrical and electrical generating systems, plumbing sprinkler and suppression systems, contract administration, facility planning, construction and system commissioning, and computer networking and database management.
Exercises a high level of independent decision-making and responsibility for compliance with university, town, and state laws, ordinances, codes, and policies. Ensures that employee training is kept current and in compliance with the NC State Board of Examiners, the Occupational Safety and Health Administration ( OSHA ), the National Institute for Certification in Engineering Technologies ( NICET ), and product manufacturers' factory certification requirements. Evaluates opportunities for cross training, assignment of staff across service areas, and career development programs that enhance the department's ability to effectively respond to changes in mission and organizational needs.
Education and Experience:
Progressive experience in a higher education institution, with recent experience in the Fire Alarm/Security industry. Experience with future planning and budget management and integrating current technologies into a facilities maintenance operations group.
A Fire Sprinkler Maintenance License issued by the NC State Board of Examiners of Plumbing, Heating, & Fire Sprinkler Contractors. Fire Sprinkler Inspection Technician License issued by the NC State Board of Examiners of Plumbing, Heating, & Fire Sprinkler Contractors. NICET Level II certifications in Inspection and Testing of Water-Based Systems and Fire Alarm Systems.
A NC Locksmith license or graduation from an industry recognized certification course.
Certified Alarm Technician in security, access controls, and CCTV . Experience in the review of various phases of building design in reference to life safety systems. Experience in conducting system operational testing, inspections, and commissioning, during and after new building construction with all aspects of life safety/ access-control type systems.
