SNG's Development team is entering a new exciting era, with an ambitious Investment Strategy that targets the delivery of more homes, and better places in line with our pioneering approach to Homes and Place. This year SNG will deliver over 2,000 new homes across our three regions - with plans to build over 24,000 new homes over the next 10 years.

SNG's South region is continuing to grow its development pipeline across Oxfordshire, Berkshire, Hampshire and the Isle of Wight. The region is continuing to move towards securing a long-term SNG-led pipeline. From large-scale town-centre regeneration to rural exception sites, from joint-ventures with major housebuilders to securing land and building our own self-designed house-types that redefine sector standards for space, light, and adaptability.

We'll be delivering some of the best places to live and you will play a major part in this vision. We have an opening for a Head of Commercial - Development to join the South regional team and play a leading role in our growth.

The role
The Head of Commercial - Development will be responsible for embedding and implementing a commercial approach to development in the regions, with a focus on driving programmes and adding value to any new or existing development activity we undertake. The Head of Commercial - Development will work closely alongside the regional Land and New Business, Delivery and Regeneration teams, whilst maintaining a strong two-way link into the central Built Environment team.

This opportunity will also include:
* Supporting the team to deliver against the regional investment strategy, which will enable the delivery of over 800 homes per annum in the region, in the wider context of SNG's corporate objective to deliver 24,000 new homes over 10 years.
* Provide an effective leadership and mentoring role to members of the regional teams to ensure that the region is maximising value and managing risks in the design, tendering, procurement, and contract formation stages.
* Embedded within project teams for complex, multi-phased development schemes, advising the New Business and Land teams on the commercial terms for all joint ventures and partnership contracts.
* Ensuring delivery of efficient and effective commercial management for new build housing projects within the region.
* Working closely with regional delivery teams to deliver open-book, construction management-led projects (e.g. in Joint Venture). Form and manage relationships with regional employers' agents.
* Working with the Regeneration team to provide early advice on options appraisals to existing SNG stock.

What we're looking for:
* Demonstrable experience of leading a commercial team or function within either a developing housing association or housebuilder/developer.
* Experience maximising value for money and managing risks in the design, tendering, procurement and contract formation stages.
* Preferably RICS (or similar) qualified.
* Sound knowledge of the developer and construction market within the operating region.
* Strong communication skills to influence others and successful experience of mentoring and developing individuals.
* Existing relationships with external contractors, quantity surveyors and employer's agents within the regional operating patch.
* Experience of overseeing a portfolio of different projects and successful track record of interventions.
