Property Manager
Role - Property Manager
Location - Flexible - Remote working offered
Salary - £36,000 - £41,000
- 26 days annual leave increasing by 1 day a year to a maximum of 31
- 15% Pension (5% employee contribution + 10% NH contribution)
- Flexible working – contracted 37 hours/week (7.4hrs/day) with flexibility to work from home and ongoing agreement with manager

We are working with a large government organisation with a substantial asset portfolio and are seeking an experienced Property Manager to join their Estates team. You will deliver the management of the non-operational estate estates, making sure the organisation complies with government property legislation and has an estate of the right size, condition, and location.
Key Accountabilities
- Provide strategic advice on the non-operational estate in respect to its management / Landlord/Tenant issues and future disposals ensuring compliance with all legal and regulatory requirements associated with a diverse property portfolio.
- Deal with day-to-day case work on complex/high value property transactions.
- Support the Principal Estates Surveyor in delivery of a best in class Property Management service to the Company.
- Supporting the Principal Estates Surveyor in providing strategic property advice to internal stakeholders to ensure delivery of the Company’s Road Investment Strategy and key deliverables in relation to Net Zero Carbon and Bio Net Diversity
- Manage specific activities of the company’s property supply chain (professional real estate advisors, agents, and solicitors).
- Build and manage strong relationships with project managers and their teams by providing reliable, accurate and professionally-sound property advice.
- Manage reporting, resources, planning, forecasting, and monitoring against budget to inform decision making.
- Prioritise project deliveries according to business needs, maintaining continuous efficient workflow always.
- Establish and maintain proactive business inputs to deliver informed reporting and accurate transactions to agreed deadlines.
- Contribute to improvements which minimise risk to health, safety and welfare of colleagues and stakeholders.

Person Specification Business Knowledge and Experience
- Member of the Royal Institution of Chartered Surveyors with previous experience in property management associated with a diverse dispersed portfolio.
- Experience in managing commercial, rural and residential tenancy agreements and licence agreements
- Knowledge and experience of delivering estates/property strategy, property acquisitions, disposals and landlord and tenant’s matters.
- Working knowledge and experience of ensuring compliance with all legal and regulatory requirements in relation to the management of a diverse property portfolio
- Evidence of successfully delivering Estates projects to time
- Exposure to different types of industries and sectors.

- Ability to assimilate and convey complex and challenging information to a variety of audiences.
- Influencing and negotiation skills.
- Good engagement skills across all levels both internal (colleagues) and external (clients and suppliers).
- Good written and spoken communication skills, including the ability to communicate effectively with other colleagues.

- Accountable for managing property projects, working under supervision of the Principal Estates Surveyor.
- Responsible for delivering expected outcomes on time and standards for property projects.
- Subject to overall guidance and supervision from the Principal Estates Surveyor in relation with medium term strategic decisions
