Our client is seeking an experienced Property Engineer to work on their Estate in Oxfordshire.
To apply for this role you must be living within a commutable distance of the property which is 5 miles south of Oxford centre and be fully legally able to work in the UK.
Duties of the Property Engineer include, but are not limited to:
- Provide support to Assistant Chief Engineer and/or Chief Engineer with organising and scheduling maintenance
- Responsible for maintaining a preventive maintenance program within the restrictions of an annual budget; this includes all heating, air conditioning, plumbing, and electrical as well as maintenance and repair of buildings and equipment
- Responsible for HVAC maintenance and repair including chillers, air handlers, pump repair, motor replacement, and water treatment to related equipment
- Responsible for electrical repairs including breaker replacement, general wiring, lighting ballast replacement, incandescent and fluorescent light bulbs, and tube replacement
- Responsible for plumbing maintenance including garbage disposals, P-traps, general sewer line on property and faucet repairs
- Responsible for generator testing and reporting, as well as vendor coordination and refuelling of Gen-Set
- Coordinate necessary property access with the Assistant Chief Engineer and Chief Engineer
- Assist in maintaining blueprint inventory, operation manuals, stock supplies, and specifications as they apply to primary duties
- Assists in periodic structural inspections and evaluations of property facilities
- Participates in and contributes to the development of a response program, particularly in the areas related to response during and after seismic events
- Provide training to new and existing employees
- Maintain daily work order tracking
- Keep up on technological changes such as retrofitting machinery to meet today’s new laws and efficiency standards
- Other duties as assigned by the Assistant Chief Engineer and/or Chief Engineer/Estate Manager
Candidate Skills:
- Relates well with employees, vendors, customers, and others
- Demonstrate good personal control and judgment under normal and stressful conditions
- Must possess a valid Driver’s Licence and maintain a satisfactory CA DMV record
- Ability to be on-call and participate in 24-hour radio/pager rotations
- Must be able to work flexible shifts of morning and evenings along with weekends and holidays
- Must have good organisational skills
- Ability to communicate effectively both written and orally
- Ability to relate and interpret documents such as safety roles, operating and maintenance instructions and procedure manuals
- Ability to write routine reports and correspondence
- Ability to complete problem identification and resolution
- Personal vehicle use is required to travel between property locations. Mileage reimbursement through the client
- Ability to recognise potentially dangerous conditions
- Must be able to work independently and as part of a team
- Must be able to prioritise and handle multiple tasks demonstrating good time management
- High energy level and stamina along with the ability to exhibit attention to details is a must
Candidate experience and education requirements:
- The qualified applicant should ideally have a combined 5-10 years of commercial building engineering, Construction Management or Facilities Management experience
- Requires 5+ years of facilities operational experience over multiple buildings
- Strong HVAC, plumbing or electrical required
- Extensive experience in reading complex architectural, structural, mechanical, electrical, communications and landscaping plans
- In-depth knowledge of general maintenance practices for structural, mechanical, electrical and landscaping components. Working knowledge of the functioning of HVAC units
- High School degree or equivalent. College degree preferred
- Equivalent time in another Building Trade is acceptable
- EPA Technician certification required, preferably Universal Classification
- Highest-level state/local license for stationary engineer and/or HVAC plus universal level refrigerant recovery license. BOMA courses are desirable
- SMA designation preferred
- Intermediate computer skills and building automation systems experience required
