Job Title: Property Manager (AST)
Location: West Hampstead, NW6
Hours: Monday to Friday, 9:00 am - 5:30 pm
Salary:£30K - £36K DOE
Job Description: Our esteemed client, a distinguished Property Firm situated in West Hampstead, NW6, is actively seeking a personable, professional, and team-oriented individual to join their team. The successful candidate will be responsible for managing a substantial portfolio of flats, primarily consisting of self-contained studios, and will collaborate closely with a small team of 10 individuals.
Responsibilities:
- Daily communication with tenants, landlords, and contractors regarding maintenance, complaints, and updates.
- Handling incoming calls related to property management inquiries.
- Coordinating renewals of gas, electrical, and other safety certificates and insurances.
- Managing the issuance of Section notices as required.
- Conducting property visits, inspections, and viewings, as well as processing offers.
- Oversight of tenancy files, including scanning and organizing documents.
- Registering deposits with the Deposit Protection Scheme.
- Conducting inventories, check-ins, and check-outs.
- Preparing tenancy agreements, processing references, and managing pre-tenancy requirements.
- Pursuing rent arrears, renewals, and rent increases.
- Logging maintenance issues and supervising the maintenance team.
- Ensuring compliance with HMO licensing regulations.
- Marketing properties on various portals and coordinating with local agents.
- Managing property keys and utility bills, including updating authorities and suppliers.
- Keeping landlords informed of property status.
Required Skills:
- Minimum of 2 years AST property management experience.
- Full UK driving license - car is preferred but not mandatory
- ARLA qualification is preferred but not mandatory
- Experience managing large portfolios
- Familiarity with local authorities, housing benefits, and Universal Credit.
- Strong organisational, communicational and time management abilities.
