We're driven by our social purpose where our customers are at the heart of everything we do. SNG's Development team is entering a new exciting era, with an ambitious Investment Strategy that targets the delivery of more homes, and better places in line with our pioneering approach to Homes and Place. This year SNG will deliver over 2,000 new homes across our three regions - with plans to build over 24,000 new homes over the next 10 years.

SNG's South region is continuing to grow its development pipeline across Oxfordshire, Berkshire, Hampshire and the Isle of Wight. The region is continuing to move towards securing a long-term SNG-led pipeline. From large-scale town-centre regeneration to rural exception sites, from joint-ventures with major housebuilders to securing land and building our own self-designed house-types that redefine sector standards for space, light, and adaptability.

We have an opening for an Assistant Director of Development Delivery to join us at this exciting phase and play a leading role in the growth of the South region.

The role
This is a pivotal role for SNG's South region, where the successful candidate will be responsible for the delivery of all new homes across the region. Working closely with the Regional Managing Director and other Assistant Directors, they will lead the South region to embed a regional operating model. Working with two regional heads of project management and a team of experienced development professionals, the Assistant Director will oversee a variety of different development schemes. The region is on a growth trajectory which will see it deliver over 800 homes per annum across a range of different tenures, and across a number of different acquisition routes.

Key deliverables include:
* Inputting into regional growth strategy and direction based upon knowledge and research of operating area
* Leading a team to ensure a programme of development projects are delivered on time, to budget, ensuring quality and safety in line with SNG's Homes and place ambitions.
* Preparing reports detailing progress on development opportunities
* Scrutinising and approving new business opportunities in line with ambitions of Investment Strategy
* Developing external relationships that assist in the delivery of development opportunities at senior level with organisations such as: Developers & their technical teams; Local authorities Contractors; Planning Authorities.
* Ensuring schemes are delivered to budget maintaining viabilities for affordable, open market and commercial property.

What we're looking for:
* A track record of taking major projects and a portfolio/programme through delivery to completion; creating and managing teams to evolve the project and deliver the project to satisfactory conclusion.
* A demonstrable record of partnership working, influencing and persuading.
* Experience of using learning from a range of roles within the housing or related sector.
* A track record of delivering mixed use, developments.
* An understanding of the commercial markets.
* A comprehensive understanding of commercial practices relevant to delivering new developments.
* Financially literate, with the ability to interpret development funding models
* Track record of political and policy engagement and can horizon-scan.
* Housing sector knowledge and insight or can demonstrate transferability from another related sector
