This is a full-time position with a generous benefit package and a starting salary range of $72,263.10 - $85,231.64.
SCOPE OF WORK:Manages all aspects of the physical plant operations including infrastructure maintenance, repair, development, sustainability, and safety; plans and manages construction projects to completion; develops and manages budgets; ensures regulatory compliance; and leads capital development planning. This position reports to the MCC Business Affairs Officer.
ACCOUNTABILITIES:
- Directs all aspects of the physical plant and grounds operations including routine and preventative maintenance, custodial functions, upgrades and installations, and repairs and renovations. Oversees all construction projects as they pertain to the College’s physical plant and property.
- Manages contracted services for maintaining and repairing facilities and grounds and supervises the work activities and deliverables of contracted staff.
- Supervises and coordinates the work of Building Maintenance Supervisors and Maintenance Mechanics, as well as various trade foremen performing maintenance and repairs on state grounds, plants, buildings, utilities, and equipment; assures compliance with federal, state and local standards.
- Plans and oversees all building, electrical and mechanical maintenance, assigns trades workers, laborers and mechanics to maintenance projects and reviews work projects for adherence to plan specifications and technical trades standards.
- Directs and oversees the alteration, remodeling and construction of facilities including preparation of designs, specifications and cost estimates and conducting inspections of work. Coordinates and monitors new construction projects with the BAO and CCSNH System Office.
- Prepares preliminary sketches for maintenance construction projects and directs their completion.
- Prepares the annual maintenance budget and manages expenditures within the budget. Completes and presents cost analysis to the BAO including impact considerations for any repair or renovation. Prepares and manages related RFP processes including all required documentation and maintains result log.
- Develops and implements methods for improving operating efficiency and monitors efficiencies on a regular basis. Creates and monitors custodial and maintenance work schedules to ensure efficiency and efficacy.
- Collaborates with Campus Safety office to ensure policies and procedures for the handling of unforeseen or emergency situations to ensure the safety and well-being of employees and students and minimizes potential to plant and property.
- Hires, supervises, trains, and evaluates maintenance personnel and directs the daily work activities of staff. Utilizes and ensures effective use of ticketing system for workload assignment, management and assessment.
- Assists in the development of long-range plans and capital budgets as they relate to future facilities needs. Coordinates and oversees planning committee responsible for forecasting future space needs including assessing potential budgetary impact.
- Trains or coordinates training for staff to assure their current and continuing competencies in their respective trades and in the areas of safety and operational policies and procedures including annual safety training sessions for staff in such areas as safe operation of vehicles, hazardous materials, asbestos management, forklift operation and other physical plant safety issues.
- Serves on campus or system committees and teams as assigned.
- Attends workshops, seminars, and conferences for professional development and safety issues.
- Performs administrative duties associated with, maintaining a safe work environment, training employees, communicating job expectations; monitoring and appraising job performance; and managing employee time and attendance in accordance with CCSNH and College policies and procedures, the provisions of the collective bargaining agreement, and state and federal regulations.

MINIMUM QUALIFICATIONS:
Education: Bachelor's degree from a recognized college or university with a major study in engineering, facility management, building construction, building trades or related field or technical training and education equivalency.
Experience: Six years' experience in the maintenance or construction of buildings, facilities, or mechanical systems, including three years' experience in a managerial or project management capacity;
OR
Education: Associate's degree in engineering, facility management, building construction, a building trade or related field
Experience: Eight years' experience in the maintenance or construction of buildings, facilities, or mechanical systems, including three years’ experience in a managerial or project management capacity.
License/Certification:Possession of a valid driver’s license. Certification/licensure in one or more building trade.
SPECIAL QUALIFICATIONS: Advanced knowledge and abilities in equipment operation and building maintenance and repair including plumbing, HVAC, electrical and electronic controls.
RECOMMENDED WORK TRAITS:Thorough knowledge of facilities management practices and construction trades including plumbing, carpentry, masonry, electrical, painting and steamfitting. Thorough knowledge of the codes, statues and regulations, and occupational hazards governing the maintenance and construction trades and the operation of high and low pressure steam heating and utility equipment. Knowledge of the operation, maintenance, and repair of electrical, sewerage disposal, water treatment, air conditioning and refrigeration plants and systems. Knowledge of the preparation and interpretation of schematic drawings and plot plans. Ability to schedule and supervise the work and training of trade and plant operation personnel. Ability to maintain accurate and current records. Ability to work independently and to exercise proper judgment. Ability to establish and maintain effective working relationships with employees, contractors, and the public. Must be willing to maintain an appearance appropriate to assigned duties and responsibilities as determined by the college’s appointing authority.
