Flude Property Consultants are an independent, regional firm of Chartered Surveyors regulated by the RICS who specialise in advising clients who own or occupy real estate. The firm provides a range of services to include lettings and sales, property development and investment, asset management, lease advisory, valuations and property management.
The firm operates from offices in Brighton, Chichester and Portsmouth and focuses predominantly on the commercial property markets of Sussex and Hampshire. The Role
We are looking to recruit an experienced Commercial Property Manager to join our property management department, within a well-established and respected regional practice of Chartered Surveyors and commercial property advisers.
This position offers an exciting opportunity for career development, with a clear path towards Directorship and the potential to progress to Head of Department and equity shareholding.
The successful candidate would be expected to take over the management of an existing established mainly commercial portfolio and should have an understanding of the RICS compliance in relation to managing commercial properties. An understanding of accounting procedures is desirable.
Responsibilities
- Your role will be to deal with day to day instructions, managing a portfolio of mainly commercial properties to include all facilities management, asset management and accounts functions e.g. preparing service charge budgets, monitoring arrears and working with Property Management accounts colleagues regarding charge raising etc.
- You will be able to identify opportunities’ to increase the value of our clients assets, to include rent reviews, lease renewals and lettings.
- You will work with colleagues from other departments (Agency and Professional) to identify opportunities from the managed portfolio.
- You will take ownership with your workload with limited involvement from other senior colleagues
- You will be responsible for implementing policy and procedure and keeping up to date with best practice.
- You will be responsible for training junior colleagues
- You will regularly network to promote the business and yourself
- You will undertake a minimum of 20 hours of CPD and training which is outside of the day to day role I.E. self-learning and courses
- Tackle specific weaknesses and gain knowledge and acquire new skills by developing professional competencies
Required Skills and Experience
- Experience with property management and accounting systems (desirable).
- Ability to develop and maintain relationships with clients, tenants and contacts.
- Strong knowledge of service charge procedures and RICS statement.
- Ability to make and implement strategic suggestions about business growth and management.
- Ability to cultivate your own instructions to fulfil department and wider business goals
- Identifying required KPI’s to improve team efficiency.
- Experience of managing a team and undertaking performance reviews and setting targets and KPI’s (desirable).
- Ability to manage conflict constructively.
About You
- Qualified as AssocRICS or MRICS.
- Full clean driving license
- Good inter-personal skills
- Good problem-solving skills, and the ability to think laterally
- Good organisational and planning skills, and the ability to multi-task
- High level of numeracy and experience working with Excel
- Accurate, diligent and attentive
Location
The Property Management Department are predominantly located from our Brighton Office (Pavilion View, 19 New Road, Brighton, BN1 1UF) working across our portfolio in East and West Sussex.
Consideration would be given to the successful applicant working predominantly from the Chichester or Portsmouth offices.
The package will be commensurate with experience and will be in the region of £45,000 - £50,000 plus car allowance, phone allowance, pension and bonus.
