At the London Borough of Havering’s void and repairs team, we pride ourselves on being an innovative organisation with a commitment to the needs of residents living in the borough, with a firm focus on repairs and maintenance of LBH housing stock and PSH managed dwellings on a daily basis and achieving positive outcomes whilst looking at service improvements to enhance resident satisfaction.
An opportunity has arisen for a Maintenance Surveyor to join our high achieving repairs and Voids team who continually exceed their targets in a highly pressurised environment for a 6 month basis
To provide an effective & responsive service to Havering residents relating to repairs and maintenance requirements including defect diagnosis, various inspection and approval regimes, including damp and structural inspections, contractor and works supervision and health and safety to determine the best options and resources available on a case by case basis.
To provide an effective service relating to void properties ensuring lettable standard is achieved and turnaround times achieve the corporate target and minimise rental losses to the Council including works supervision and health and safety to determine the best options and resources available on a case by case basis.
To be responsible for the monitoring and management of performance within the area of responsibility, ensuring that internal and external standards are met and improved upon with the aim of achieving high resident satisfaction.
To carry and manage a case load, to work with individuals including supporting and directing clients to access a broad range of housing services and where appropriate making relevant onward referrals and signpost to other services.
Qualifications: A minimum of 2 years’ experience of working within a customer or property services organisation with a certificated level of technical competency in an associated activity.
A qualification in Building, Housing or management related subject,
or undertaking study which must lead to successful qualification
A good standard of education with English & Maths GCSE grade A-C or equivalent.
Experience:
Significant track-record of operating in all areas of the repairs and maintenance and voids process gained at a case work level within a local authority, housing association, government body or agency or similar.
Experience of effective multi-disciplinary working.
Experience of working effectively within a complex political environment as well as evidence of delivering and monitoring clear standards of performance and service delivery outcomes.
Experience of working on defined operational projects, working to tight deadlines and objectives with minimum supervision.

Ability to have or acquire knowledge an excellent working knowledge of all elements of repairs and maintenance and voids management
Ability to have and maintain a thorough and up to date knowledge of relevant policy and strategy areas, including, but not exclusively:
a. Havering’s housing strategy and related sub strategies.
