About the Pub
The Golden Lion is a large detached bar serving a wide variety of customers. It has a wrapround single bar serving the whole operation with space for up to 100 covers. It has had a reputation for live music and the large internal space is ideal for key event nights and showing sports. The is a large car park to the rear, beer garden to the side and sepreate pool room which is perfect for local leagues. There is a small area allocated for a kitchen, but this would require some attention to bring it to operating standard. Cask beers have also proven popular here and present excellent potential for growth. We are ready to launch this house on a Beacon tenancy agreement which will allow a new Publican to compete effectively in the value drink market. The main trading area has a combination of soft and hard floor finishes with a small raised section to the rear of the pub, which is ideal for live entertainment. The single L shaped bar has adequate provision for bottled products and spirits and can accommodate up to two tills. The tables and chairs are of a rustic style in-keeping with the wooden panelled sections of the bar and terracotta tiling of the main floor. Furnished with mainly loose seating for approximately 60 covers and the potential for more, there are also a couple of high tables with chairs in the front bay windows. The pool area is off to the left and this leads out to the beer garden. There is a small, presently unused trade kitchen situated behind the bar, which with some investment, would be suitable to produce basic bar meals. There is an excellent outside drinking area to the side of the property generating a huge opportunity for business in the summer months. It is one of the biggest outside spaces in the area, seating around 60 people and as such presents a great opportunity to drive volume. The large car park also creates huge potential for major events and is accessed directly from the rear of the pub with space for 70 vehicles. Based on the main high street the Golden Lion is surrounded by several pubs as well as a considerable amount of mixed housing.
