Branch Manager
£32,000 (OTE £40K+) + car allowance
Location - Halifax
Hours of work: Monday to Friday 9:00am-5:30pm and alternate Saturdays 10:00am- 2:00pm.
My client an independent Agent based in Halifax seeks an experienced Branch Manager to join their team. You will be responsible for the day to day running of the Branch along with Valuing properties. To be considered for this role you must have a consistent back ground in Property Sales and Sales Progression.
Branch Manager duties:
* Establish and maintain appropriate systems for measuring necessary aspects of branch performance;
* To promote and maintain business via integration of role and responsibilities effectively and efficiently;
* Achieving branch sales targets as determined by the Business;
* Regularly review individual leads with staff members and mortgage advisor;
* Understand and implement compliance issues and procedures;
* Make and attend viewing appointments in the absence of allocated members of staff;
* Ensure mortgage appointments are made by staff;
* Maintain up-to-date knowledge of all properties being marketed to maximise sales opportunities;
* Maintain and continually update personal knowledge of new legislation affecting residential sales market;
* Involvement in Branch staff recruitment, development, training and management
* To fully understand, manage and operate office procedures
* Staff management including appraisals, handling disciplinary and grievance procedure
* Ability to undertake all duties required of all direct reporting staff
* Fully qualify all potential customers using agreed documentation and procedures;
* Undertake market appraisal appointments at all reasonable times;
* Attend appointments for suitably qualified customers, inspect and measure property to a professional standard;
* Convert market appraisals to new instructions at targets set by the Company;
* Producing accurate, detailed written sales particulars to Company standards;
* Maintain regular vendor and potential purchaser contact
* Ability to work through the full sales process from conducting new instructions, sales & exchanges
* Reviewing marketing and price and offering advice on property sale;
* Devise and revise strategies to maximise sales opportunities which will manage offers including negotiation with purchasers and vendors;
* Communicating with the vendor, applicants and solicitors, including taking offers and agree sales;
* Regular competitor checks;
* Provide referrals, and leads to residential offices and departments;
* Produce monthly sales figures report
* Identify specific properties for following exchange next month
* To undertake viewings when requested
To be considered for this role..
* Experience of working in as a Branch Manager in a Sales Office
* A good business acumen with the ability to adjust business strategy in line with current external market forces;
* To have experience of conducting market appraisals with a proven track record of successful conversion to sales;
* Experience of working and supervising a team in a managerial capacity.
* Personal drive and initiative
* Good organisational and time management skills
