Facilities Manager
A leading property investment organisation based within the Midlands that specialises in the investment and development of commercial properties. The company is growing rapidly and is looking to appoint a Facilities Manager to join their growing team.
Role Overview:
As a Facilities Manager, you'll be responsible for developing strong tenant relationships, managing estate maintenance, overseeing staff, and collaborating with various teams to ensure the efficient and profitable operation of our portfolio. This role combines on-site presence with essential administrative tasks and requires a dedicated individual focused on customer service excellence and cost control.
The Role:
- Day-to-day estate management of all the estates.
- The management of two maintenance staff to ensure that all properties and their common areas are clean and regularly maintained. There is a maintenance foreman to help you and the Construction Manager plan work, staff and resources.
- Recording, collecting and monitoring the hours spent by staff in estate management and liaising with the accounts dept. to allocate costs into service charges, non-recoverable costs or directly recharged to tenants.
- Planning and monitoring the servicing and maintenance across the estate.
- Arranging for minor repairs, negotiating prices with suppliers, checking work done and signing off invoices.
- Liaising with tenants and contractors to resolve maintenance issues.
- Generally applying the principles of good facilities/ estates management.
- Assigning Health and Safety procedures at site.
- Liaising with new tenants as they move in and ensuring they are aware of the rules and regulations for the management of the Estate
The Candidate:
Applicants should be good communicators, know how to prioritise, have a clean driving licence and a background in maintenance, facilities, or property management.
