Role overview:

The BtR & Commercial Asset Manager heads up our BtR portfolio and our commercial, lettings and residential side of the business, managing the current portfolio and future acquisitions.

Role Scope:

• Advise on what developments would appeal to the BtR market and how to maximise values. Then get the best offer and manage the process through to completion.

• Advise on the strategy to market our individual commercial strategy on applicable developments, managing through to completion.

Key Results Areas:

Delivery – Commercial Assets

• Involved in bids and advising Hill before acquiring a site on the value and likely demand for commercial space.

• Ultimately responsible for Managing Agents, marketing, selling, or letting of all commercial space within Hill’s portfolio.

• Advise on the developments best concept and design to ensure best value is achieved for the space.

• Ensure commercial section of the website is kept up to date, reporting any amendments to the development Marketing Manager.

• Motivate and monitor any agents instructed to sell our commercial space.

• Agree Head of Terms for commercial sales and instruct solicitors.

• Manage the solicitors closely, ensuring exchange and completion dates are met.

• Liaise with any JV partners providing advice and updates.

Delivery – BTR

• The group has multiple developments that appeal to the BTR market. The role involves disposing of these assets whilst maximising the returns for the group.

• Providing an independent opinion and collating feedback on a scheme’s potential for BTR.

• Once appropriate, devise the BTR disposal strategy, running the process, negotiating heads of terms, commercial negotiations of transaction documents and liaising with our company solicitor to achieve completion.

• Financial appraisals, forecasting and business planning.

• Ultimately responsible for managing agents, marketing and selling assets to institutional investors.

Communications & PR

• Briefing and monitoring any brochures and marketing material needed.

• Coordinate activities and communication between sites, internal departments, and external suppliers.

• Be aware of ‘first port of call’ expertise for all customers purchasing activities from sales executives and estate agents.

• Drive commercial and BTR value by building strong relationships with tenants and tenant representation agents.

• Build strong relationships with key agents, brokers and inner networks within the commercial and BTR space.

• Work in partnership to create sustainable communities.

• Resolve issues promptly.

Success Measures:

• From the launch of each site achieve sales, profit, cash flow and quality targets.

• Coordinate activities and communication between sites, internal departments and external suppliers.

• Lead the sales and letting function for our Commercial side of the business.

• Set up the Commercial side of the business and manage the current portfolio.

• Lead BtR transactions securing the most commercially favourable terms for the business.

• Manage agents, marketing, selling, or letting of all BtR and commercial space at Hill.

• Drives aggressive growth plans in the company.

• Effective management and control of the BtR, Commercial Sales & Marketing budget.

• Drives the Sales strategy with a 6-month plan.

• Ensure the health & safety of customers, sales site sales staff and other parties is a priority and complies with company policy.

• Builds strong relationships with tenants and tenant representative agents, key brokers and inner networks within the commercial space.

• Works in partnership to create sustainable communities.

• Ensure all Key Performance Indicator targets are reached across all areas of sales and customer service for the Region.

• Involvement in bids and advising Hill before acquiring a site on the value and likely demand for BtR and commercial space.

• Involvement in the scheme concept and design ensuring best value is achieved for the space. • Drive to achieve highest sales rates possible, regularly review pricing to achieve as a minimum or better the Hill net price for each plot.

• Advises the development team on best way to maximise value.

Skills, Experience and Attributes:

• Relevant Degree.

• Fellowship of relevant professional body.

• Ability to deliver a strategic approach to drive sales and growth plans.

• Strong knowledge of procedures and relevant legislation of the sales and Customer journey.

• Experience of being ‘first port of call’ providing expertise for all customers purchasing activities form sales executives and estate agents.

• Demonstrable ability to build strong partnerships with internal and external stakeholders and partnership networks.

• Experience of effectively managing agents.

• Able to drive commercial value.

• Have a structured approach to business development.

• Process orientated.

• Excellent people management skills with the ability to lead and motivate others to achieve sales.

• Has worked to create sustainable communities.

• Has experience working in the BtR sector, preferably with forward funding transaction structures and an understanding of institutional requirements.
