About Kingsbridge
Kingsbridge is a privately-owned commercial developer operating across the South of England.
The company was founded by Robert Langmead in 2004 and has expanded rapidly with a portfolio of projects across the Southern region. The company is now led by CEO, Chris Fry, a former Fund Manager who joined the business in April 2018 and who is tasked with leading the business to meet its ambitious growth targets.
Strategy
Kingsbridge develops and transforms industrial & logistics, office and urban mixed-use schemes across the south. The team works with like-minded partners to create outstanding schemes with a focus on responsibility, sustainability and community. The business has a strong balance sheet enabling it to secure sites with its own capital. The business holds a core portfolio of assets generating income to cover business overheads and to deliver a base level of return and an 'active portfolio' with capital recycled though development and value-add style projects to generate higher returns.
Current projects include: Bottle Works, Guildford, where the team are delivering highly sustainable, best in class offices in central Guildford and industrial developments in Segensworth, Poole and Hook.
Role: Project Director
Reports to: Development Director

Location: Chichester
Purpose of the role
The Project Director will be a key member of the Executive Group, responsible for supporting the acquisition, planning and design phases and leading the construction of various development projects. The role involves negotiating and owning build contracts, ensuring efficient delivery, managing construction risk and bridging the gap between the Development and project teams. We are searching for a high caliber individual to join an established and high performing team on a journey to become the leading developer in the South.
Key Responsibilities
Contract Negotiation and Ownership:
- Own and negotiate build contracts, demonstrating a deep understanding and experience in private sector build contracts.
- Lead responsibility through the delivery phase, ensuring projects are completed on time, within budget, and to the highest quality standards.
- Responsible for effective risk management throughout the project life cycle. This includes identifying and assessing risks, developing and implementing mitigation strategies, evaluating contractual risks, and ensuring compliance with regulations.
- The role involves continuous improvement of risk management practices, crisis management planning, and maintaining open communication with all stakeholders.
Project Oversight:
- Be actively involved in the acquisition/deal phase, planning/design, and own the construction processes.
- Identify and mitigate risks during construction, demonstrating a hands-on approach to problem-solving.
- Work with the appointed principal designer and contractor to ensure that the highest standards of health and safety are achieved during construction.
- Work with the appointed sustainability consultant and contractor to ensure that sustainability targets are achieved.
Team Collaboration:
- Work closely with the Development Director and Development Manager and other key team members, always communicating in a professional and fair manner.
- Collaborate effectively with the Development, Finance and Asset Management teams to provide high quality construction advice and add value throughout the development life cycle.
- Report and present on progress to the Kingsbridge board and external partners.
Strategic Vision:
- Align with the company's vision for growth and expansion into new markets, particularly urban mixed-use developments.
- Strengthen the existing team to continue to deliver exceptional and award-winning industrial and office developments.
People Management:
- Lead and inspire the project teams, ensuring values alignment and fostering a positive and collaborative culture.
- Oversee and coordinate all external multi-disciplinary consultants through the delivery stage of each project, ensuring value and high performance from the services being provided.
- Recognize and address gaps in knowledge within the teams, provide support and mentorship where appropriate, promoting continuous improvement.
Skills, knowledge & experience:
- Bachelor's degree in Construction Management, Engineering, or related field.
- Proven track record in delivering private sector build contracts, with a focus on construction.
- Strong negotiation skills and experience in contract management.
- Experience in a leadership role within a construction organization, developer and or investor.
- Familiarity with the complete ownership of projects, from acquisition to delivery.
- Excellent communication and leadership skills.
- Flexibility and willingness to travel across the South.
- Commitment to developing responsibly, leaving a lasting and positive impact across the Southern region.
