Asset Manager
Location: Penrhyn Rd Campus, KT1 2EE – Working across all University site
Salary: £42,000 Per annum + Benefits
Contract: Full Time, Permanent
Hours: 37 hours Monday to Friday

Asset Manager – The Role:
The Asset Manager is responsible for keeping a complete asset and condition register for all fixed assets and inventory subject to maintenance by KUSCO, ensuring that all assets are covered by appropriate maintenance plans, and for monitoring planned works completion against required service levels.
The Asset Manager supports the Head of Technical Services with asset and planned maintenance management, providing routine and ad-hoc reporting for statutory compliance and contract service level performance.
The role includes supervision of a small team carrying out planned preventive maintenance (PPM) activities, and a PPM Coordinator administering the planning system.
Asset Manager – Tasks and responsibilities:
- Maintain the asset register and condition record in KUSCO’s facilities management software (Planon) for all fixed assets and equipment subject to maintenance by KUSCO.
- Maintain and continuously improve KUSCO’s planned preventative maintenance (PPM) system, ensuring appropriate activities and schedules are maintained to meet statutory compliance, SLA and service contract obligations.
- Assist in long term maintenance planning using recorded asset condition and life cycle data, including updates to KUSCO’s prioritised project works list, and 10 year’s forward budget plan.

Asset Manager – Candidates specification:
A broad knowledge of asset management and maintenance needs for the built environment is required, covering typical building services, other maintainable elements, and pertinent legislation.
- HND level in an asset management, engineering, surveying or other built environment subject, or with equivalent work-based learning.
- 2 years’ experience in a similar role for estates and facilities management operations and associated stakeholders on a complex site
- Familiarity with buildings, systems and equipment typically found on a University estate and associated asset management needs
- Sound understanding of statutory compliance and standards pertaining to the inspection and maintenance of buildings, systems and equipment
- Experience of conducting asset surveys and collecting, organising and processing associated information.
- Experienced in use of asset management software packages (e.g. CAFM, IWMS, ERP) and/or managing data in relational database structures.
- Proficient in use of Microsoft Office software, especially Excel.
- Excellent problem-solving skills; able to analyse unfamiliar information, resolve complex issues and provide innovative solutions
- Recognised professional membership relevant to the role – e.g. RICS, IAM, IWFM, CIBSE
- Other certification pertinent to asset and planned maintenance management role e.g. City & Guilds
- Understanding of the management of maintenance resources including maintenance scheduling, workload balancing and optimization.
- Experience of developing, documenting and implementing asset management policy and procedures.
- Familiarity with higher education Estates Management Returns information including asset condition and backlog maintenance reporting.
- Good oral and written communication & Interpersonal skills with the ability to stay calm under pressure and negotiate / de-escalate difficult situations.
- Able to provide leadership to a team and to work effectively as a member of a team.
