Job description
Multi Trades Recruitment is currently hiring a Lifecycle Project Manager for the Rotherham Schools account. The successful candidate will be responsible for overseeing the scoping, specifying, planning, procurement, and operational delivery of all Lifecycle requirements at the site. This role involves leading both minor works and major refurbishment projects, ensuring they align with contractual obligations and client expectations.
Responsibilities / Duties:
- Develop tender specifications for refurbishment works, covering building fabric, fixtures, fittings, and furniture.
- Collaborate with the supply chain and clients to identify products and finishes meeting contractual obligations and client expectations.
- Work with the Technical Services Manager to scope and specify required Mechanical & Electrical lifecycle works.
- Liaise with local maintenance teams to identify failure trends and unforeseen lifecycle requirements.
- Collaborate with the Regional Account Director to shape and develop the long-term Lifecycle plan (minimum 5 years).
- Oversee administration of Lifecycle budgets, forecasts, expenditure, and purchasing through the Coupa procurement system.
- Plan and schedule all works, ensuring alignment with the SPV and other stakeholders.
- Manage and program works for the in-house team of lifecycle craftsmen.
- Identify suitable suppliers and work with central procurement teams for products, materials, and works packages.
- Ensure construction defects are identified and addressed alongside planned Lifecycle works.
- Directly manage subcontractors delivering works
- Recognize opportunities for self-delivery of larger works packages, project managing multiple trades.
- Liaise with SHEQ support teams to ensure compliance with Health & Safety and statutory obligations.
- Draft and issue Works Subcontracts in collaboration with commercial support teams.
- Manage main contractor performance for major refurbishment projects, ensuring compliance with subcontract particulars.
- Lead in snagging all works delivered and provide final approval/acceptance of completed works.
- Support the Regional Account Director in liaising with internal stakeholders for planned works.
- Update O&M’s and Planned Preventative Maintenance activities following delivery of works.
- Manage and utilize warranty periods for all new plant, equipment, fixtures, and fittings when required.
- Support the Technical Services Manager and Regional Account Director in day-to-day FM operations as required.
Qualifications / Required Experience:
Essential:
- Significant experience in a similar or related role.
- Demonstrable practical knowledge of building fabric / M&E refurbishment works at a trade supervisory or managerial level.
- IOSH Managing Safely.
- Proficient in Microsoft applications (Office, Excel, Project, etc).
- Demonstrable experience in budget and expenditure management.
Desirable:
- NEBOSH General Certificate.
- SMSTS Accreditation.
- PRINCE2 Certificate.
- Experience in delivering works through a Facilities Management contract.
- Conversant with Maximo 7.5 / 7.6.
