Deputy Finance Director - Property Development

Job description
Our client is a well-established property development and investment business that specialises in buying existing sites and transforming them through creative planning, financing, regeneration, and development. To help find the right balance in the senior management team over the medium term our client is looking to recruit an experienced qualified accountant (ACA, ACCA, CIMA) individual who possesses a strong understanding of commercial real estate development, real estate finance, investment analysis, and capital markets. The successful candidate will play a critical role in shaping the financial strategy of several projects, optimising capital structures, and maximising returns on investment as well as overseeing all aspects of financial reporting, tax, and structuring for investment funds, joint ventures, and the wider business.
The Main Responsibilities will be to:
- Monitor business financial performance and align financial goals with overall business objectives.
- Identify opportunities to enhance financial performance and mitigate risks through strategic decision-making.
- Look ahead to potential issues arising in future, develop and present effective plans in response.
- Collaborate with the development team to formulate project budgets, cash flow projections, and financing plans.
- Work with investment teams to secure financing for real estate projects, and manage ongoing relationships with lenders, development cost reporting and covenant compliance.
- Evaluate financing options and investment structures to maximise returns while minimising costs and exposure.
- Monitor market trends and regulatory changes to anticipate financing opportunities and challenges.
- Assess risks and opportunities associated with the financing of development projects, providing strategic recommendations to senior management.
- Review and support the team’s preparation of investment memoranda and presentations for strategic, financial and tax implications.
Other Financial Management, Reporting and Compliance Responsibilities will be to:
- Oversee financial reporting processes, ensuring accuracy, transparency, and compliance with regulatory requirements.
- Develop and implement robust cost reporting and forecasting processes for the developments.
- Develop and implement financial controls and procedures to ensure compliance and efficiency across the organisation.
- Oversee general day-to-day management of the operating company, including cash management, payroll, VAT, audit, CIS & statutory reporting.
- Oversee preparation of financial statements, budgets, forecasts, and variance analyses for real estate projects.
- Oversee the investor reporting process and ensuring reports are accurate and delivered on time.
- Monitor project budgets, expenditures, and performance metrics, identifying variances and implementing corrective actions as needed.
