Job description
We're looking for a kind, compassionate and resilient Planned Works Project Manager located at our Head Office currently located in Westminster and moving to Caledonian Road this year.
£50.000.00 per annum, working 35 hours per week. Benefits include 25 days Annual Leave, pension schemes, staff discounts, healthcare and career progression.

What you'll do:
Look Ahead Care and Support, own and manage a mixed portfolio of properties across London and the Home Counties. The organisation accommodates customers with a range of support needs including Learning Disabilities, Mental Health, and Young People, as well as unsupported.
We are seeking an experienced and dynamic individual for a 12-month fixed term contract, who can self-motivate and utilise effective time, and project management skills, technical knowledge, and communication skills to join our team to manage planned works projects from inception to completion.
We are seeking an individual with a high level of customer-focus, with an energetic and proactive approach to dealing with challenges and seeking solutions. The role requires an individual who can communicate technical information to those not from a technical background in terms they understand to support effective and sound decision-making.
This exciting role within our Planned Works Team will work closely with other departments to undertake the following:
Manage a range of planned works projects from inception to completion, acting in the Client role within your allocated area of operations
Deliver the organisation's sustainability works programme, to meet our corporate objectives.
Assess feasibility reports and carry out financial appraisals of projects.

Operational
Responsible for the delivery of projects within Look Ahead's planned programme of works in line with the organisation's Asset Management Strategy.
Attend site and/or arrange for contractors and colleagues to attend site or co-ordinate emergency works/liaise with emergency services as appropriate. Reporting appropriately on the next day's business.
Contract Management
Make visits to site to monitor contractor performance against key performance indicators and to validate servicing and remedial works being undertaken to ensure that they are to a high standard.
Ensure all projects and services are managed effectively, including monitoring costs, progress, performance against KPIs, ensuring regular progress meetings are in place. Keep management informed of progress, highlighting areas of concern.
Liaise with residents who are undergoing works to their home, dealing with their needs sensitively and obtaining feedback. Explain technical plans and specifications to a non-technical audience.
Working in conjunction with other Look Ahead departments ensure that suitable contracts and appointments are in place to satisfy Governance requirements.
Consult with Heads of Operations over design development and implementation.
Work in partnership with contractors, Local Councils, other housing associations and other colleagues from LACS to ensure service delivery.

Essential:
Professional qualification in Project Management-related specialism, or can evidence suitable experience in similar
Recognised formal qualification in building services or construction (Degree, HND, HNC or similar) and/or qualified by experience.
Understanding of the Decent Homes Standard, and property requirements.
Excellent knowledge and experience of maintaining residential buildings in relation to fire safety.
Demonstrable experience of fire safety projects.
Knowledge and understanding of the sustainability agenda. {the Clean Growth Strategy, Net Zero, etc.}
A clear understanding of building safety standards, building regulations, and health & safety legislation, particularly Construction (Design and Management) Regulations.
Ability to promote good practice across the organisation
Excellent communication skills (both written and verbal) with a proven ability to influence senior stakeholders and customers
A demonstrable commitment to customer service
Can demonstrate empathy, patience and an understanding of customers' needs and requirements
Ability to work flexibly in own role in order to help meet team requirements
Proven IT skills particularly in MS Word and Excel
Desirable:
Professional qualification in Project Management-related specialism
Experience of working Care and Support / Housing environments
