Job description
T o be responsible for the efficient running of Property Maintenance Compliance Health & Safety and minor works.

Customer Service
To foster and maintain good relationships with guests and property owners and to encourage the same level of relationships with any outside contractors.
To ensure the appropriate timely and cost effective response to individual guests requests for maintenance are properly logged and tracked.
People & Contractor Management
To ensure the effective recruitment management and training of staff.
To undertake the daytoday supervision of remote staff undertaking minor works.
To work closely with Property Managers and evaluate remote and property staff to address performance issues as they arise as well as encouraging the development of individuals to provide a pool of skilled and talented individuals able to deliver high quality services.
To ensure that the administrative processes associated with employment are carried out in line with company policy and all statutory obligations.
To ensure that all staff within the properties receive Induction training in line with both local practice and Payman Club policies and procedures.
To ensure that all staff within the properties receive appropriate training to carry out their duties and responsibilities effectively and safely.
To consult and inform staff regarding relevant issues within the properties and the Company.
Manage the selection and supervision of any contractors employed on maintenance work within the properties regarding minor works and compliance checks.
Support the interviewing and selection of any maintenance and/or grounds staff and to ensure that newly appointed staff fully understand their duties and the workings of the properties.
To engage contractors where appropriate to carry out cost effective and highquality work at a price that sits within budget.
To manage the relationship with contractors to ensure adherence to Payman Club policies and procedures whilst they are working on site.
Finance
In conjunction with the Property Management Teams to prepare and monitor the annual budgets for the properties.
To deliver all contractual services to properties within the parameters of the approved budget.
Property
Responsibility for overseeing the maintenance and general upkeep of all mechanical and electrical plant within the properties.
Set out a programme of routine and preventative maintenance throughout the properties covering both communal areas and rooms. To ensure that this programme is maintained as far as possible.
Set out a programme of internal and external redecoration throughout the properties covering communal areas and rooms. To obtain quotations from contractors and ensure that the programme is completed within the requisite timescale.
To be responsible for ensuring operation and routine maintenance of all equipment used and ensuring that items are serviced as necessary.
To be responsible for ensuring regular testing of all alarms recording as required.
To regularly check all communal property and grounds areas to maintain a high standard of repair and to recommend the means for rectifying any defects found.
To be responsible for the purchase collection and safe storage of any tools equipment or other items required within the devolved budget ensuring that suppliers prices are regularly checked and monitored to ensure that best value is being obtained.
To be aware of the need to contain costs within the approved annual budget.
To understand and comply with all the legal and other regulatory constraints involved in managing property.
Through regular inspection ensure that a high quality environment is maintained throughout the properties.
Health & Safety
To ensure the provision of a safe environment for guests staff and visitors.
To comply with all legislative requirements and local and Companywide policies and procedures relating to Health and Safety at Work.
To work collaboratively with any consultants appointed by Payman Club to provide advice and guidance on Health and Safety matters.
To ensure the adequate recording and reporting of Health and Safety at Work in line with Company policies and Procedures and with any statutory requirements.
Site Facilities
To work collaboratively with Projects Managers Consultants and other Payman Club staff both onsite and online to ensure that any development and/or redevelopment schemes are successfully implemented. This may involve attendance at Site Meetings and other similar meetings on behalf of the Management Company.
A mature outlook initiative and the ability to organise own workload and good all round
handson practical skills.
A good knowledge of one of the following areas Plumbing Electrical Building trades.
Health & Safety qualifications (IOSH Essential NEBOSH desirable).
