Role: Building Caretaker
Location: Uxbridge
Salary £30,000 - £35,000 + Bonus
Hours: 37.5hrs pw Mon-Fri 9.00-5.30pm
Role Description:
The Building Caretaker, reporting to the Estate Manager, is responsible for maintaining the Group's properties at a high standard through regular cleaning and handy person activities. The role, based on-site, involves day-to-day management of assigned buildings, emphasizing health, safety, and environmental policies. Key responsibilities include:
Repairs:
- Performing unskilled/skilled building repairs, such as tightening taps/doors/bolts, changing bulbs, installing appliances, painting, unblocking sinks/baths, and maintaining furniture.
- Inspecting reported defects to determine severity as directed by EMs and PMs.
Compliance:
- Conducting weekly compliance checks (EML, Fire Alarm, AOV, etc.).
- Regular block inspections to ensure clear Fire Exits/walkways.
- Ensuring compliance with Health and Safety and relevant legislation.
- Weekly flushing of void propertys
- Inspecting and vetting contractor's jobs as advised by the Property Manager.
- Managing day-to-day security and safety aspects of the block.
Block & Apartment Management:
- Daily building inspection, reporting defects to the Property Manager/Building Operators.
- Ensuring proper waste disposal and cleanliness of bin areas.
- Inspecting contractor's Work Permits and enforcing rules as needed.
- Maintaining a visitor register for building access control.
Administration and Inspection:
- Running a key log for key management.
- Monthly inspections of void flats, reporting necessary repairs to maintenance.
- Performing other reasonable duties within the job's overall function as requested by Management, Maintenance, and Lettings.
