Job Title: Senior Stock Condition Surveyor (Asset Planning)
Division: Housing - Estates and Improvement
Pay: £33 per hour - Umbrella

Role Purpose and Role Dimensions: Croydon Council, with its 14,000 residential properties and an annual investment of approximately £27m in planned maintenance and improvements, seeks a dynamic individual to fill the role of Senior Stock Condition Surveyor (Asset Planning). This pivotal position involves collecting, assessing, and strategically planning necessary works for Croydon's housing and estates. The data and insights gathered are integral to shaping long-term investment decisions and formulating annual and 3-year programmes of works.

The successful candidate will conduct surveys of council homes and other assets, assessing them against standards such as the decent home standard and housing health and safety rating system. They will also perform audits and spot checks to ensure the consistency of assessments, providing essential input to influence the council's investment programmes, strategies, and policies.

Key Responsibilities:
·Assessing homes against standards and making recommendations on future investment timing.
·Making recommendations on the structural soundness of housing stock and required improvements.
·Contributing to council standards in relation to decent homes and responsive and planned repairs.
·Responding urgently to potentially dangerous situations discovered during surveys.
·Collaborating with other departments on maintenance and investment issues and requirements.


Requirements:
·Degree in Building Surveying or equivalent.
·Physical ability to conduct surveys in all parts of a building, including confined spaces.
·Flexibility to adapt to changing priorities and circumstances.
·Creativity and innovation in addressing investment needs within financial constraints.
·Full UK driving license and access to a car during work hours.
·Proficiency in Apex/NEC Asset Management system or similar database.
·Experience with MS Word, MS Excel, and AutoCAD or similar software.
·Familiarity with handheld surveying devices for electronic data collection.
