Position: Commercial Conveyancing Solicitor -Qualified

Overview:
Our legal client has an excellent viewpoint on their business. They know offering clients a first-class service will bring ongoing and repeat business. They also appreciate their staff are key to the business growth and ongoing work satisfaction.
Because of the above ethos they have an ongoing pipeline of business from High End property developers, Commercial Property Companies and Landlords and close links to banks and financial institutions in the property markets.
Their clients and markets are high end, sophisticated investors and property companies. This is not High Street conveyancing work but will include residential conveyancing alongside complex and challenging commercial property deals and developments.
This means you need to keep pace with savvy property clients. We are seeking an experienced Conveyancing expert with 3 years + PQE who can handle their own Commercial cases in a professional and timely manner.
Duties:
· Act for landlords and tenants, residential and commercial property developers, and property investors on all aspects of commercial and residential property. Sales, purchasing, Lease.
· Drafting and negotiating commercial leases
· Secured lending advice.
· Investigating and reporting on properties, including carrying out appropriate searches, raising enquiries, reviewing responses
· Advising on heads of terms summarising the proposed purchase transaction
· Dealing with all of the contractual issues arising in relation to the purchase to ensure that all necessary contractual protections are in place.
· Reporting to any lender supplying funds to assist with the purchase and dealing with any specific requirements that they might have.
· Acquisitions and disposals of business premises, commercial leases (acting for both landlord and tenant) and secured lending.
· Development schemes and development work
· Advising, in conjunction with other professional advisers, on the structure of the transaction. Is it most appropriate to buy the property in your own name/joint names, through a company or an LLP.
Candidate Requirements:
· Minimum 3 years PQE
· Able to work on your own case load without ongoing help.
· Relevant experience as above, specifically in commercial conveyancing
· Able to work from East London near a Central Line underground station.
