About the Pub
Recently refurbished the Jolly Abbot is a community pub set on a busy main road just outside the centre of Rugby. This is an attractive and very well-presented property that maintains a relaxing environment for guests to enjoy a social drink with friends, or a casual meal with family. A centrally located bar servery ensures ease of service within all areas and there is ample storage and merchandising space, which should be maximised by the new publican. There are two main trade areas, connected via a small corridor to the side of the bar servery. Due to a recent upgrade, the large main room is decorated to a good standard with new carpets and soft furnishings, in turn creating a relaxing atmosphere, perfect for a small food offer. The seating can comfortably accommodate 50 guests within this room. The second room is laid out for pool, darts and sports viewing, having a large screen television. With a mixture of wooden tables, chairs and fitted benches, the bar area will seat 20 guests, plus room for standing. A compact trade kitchen has all the appliances needed to offer a good homemade traditional pub menu. The Jolly Abbot has a great following for live entertainment, this could be expanded upon by the continuation of a varied events schedule. Externally, the beer garden is enclosed and furnished with picnic benches and a covered patio with heating and lighting, which provides a smoking solution. To the front of the building, there is room for several picnic style benches and a large car park with up to 30 spaces. The private accommodation comprises of three bedrooms, a lounge and bathroom.
