'Olde Worlde' Pub Haworth is a hilltop village not far from Bradford in the heart of West Yorkshire's Bronte Country. The Kings Arms sits with a gorgeous towering presence atop the steep cobbled streets, passed the stone terraced cottages. The locals consist mainly of families and adults aged 25-65.
A well loved local, the Kings Arms provides it's patrons with traditional meals and a wide selection of cask ales and lagers. There's regular entertainment on offer in the form of quiz nights and open mic nights.
Community Heroes Wanted! The Kings Arms is ingrained deeply into the historic culture of Haworth. With this in mind, we're looking for a local individual or partnership who know the local area well. An experienced operator with cask ale knowledge would be an advantage, but if you're a community hero passionate about running your own pub, get in touch!

Trading Area & Facilities The pub has around 40 covers internally across three rooms. Hosting a mixture of loose and fixed seating, regulars are treated to excellent condition decor - pictures of Bronte Country, brick walls and a classic feel in keeping with the area. Externally, there is room for 30 in the outside trading area, perfect for the warmer months.
There is a well equipped catering kitchen as well as a small car park to the rear.
Private Accommodation The private accommodation consists of bedrooms, lounge, kitchen, bathroom and office.

The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT.
Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.
The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
