Job description
A bespoke residential management consultancy are now seeking a Commercial Property Surveyor to support a client of theirs with Commercial and mixed use Commercial sites primarily in London, with one site in Guilford and one in Brighton also.
The Commercial Property Surveyor Responsibilities:
Duties will include but are not limited to:
- Management of mixed use commercial sites in Brighton, Guildford and London including management of the on-site caretakers and contractors;
- Preparation of service charge budgets;
- Acting as tenant liaison between occupiers and the client;
- Preparing monthly & quarterly reports to the client;
- Attending regular meetings with the client;
- Arrears chasing as required;
- Take leadership and ownership of all day to day property management and related matters;
- Ensuring property maintenance matters are dealt with efficiently and in a timely manner;
- Managing tenant applications for landlord consent including applications for licences to alter, licence to assign, etc;
- Ensuring enforcement of lease covenants in conjunction with client instructions;
- Monitoring the Health & Safety standards of the property portfolio, ensuring all contractors and consultants undertaking work on the portfolio are H & S
- compliant; Handling and responding to complaints about repairs and maintenance.
- Acting as a point of escalation for communication with clients, tenants, contractors and staff.
- Attending regular senior team meetings.
9:00am to 5:30pm, Monday to Friday, although you may also be required to work extra hours and attend client meetings in the evenings.
Further Skills of the Commercial Property Manager
- A minimum of 5 years' experience in commercial property management
- Chartered Property Surveyor preferred but not required
- Understanding procedures and overseeing major works
- Ability to build rapport quickly
- Excellent communication skills to include the capability of effectively managing conflict and problem solving
- Excellent written and verbal communication skills
- Excellent IT skills including proficiency in using Word, Excel and Power Point
- Must be well organised and able to work well under pressure in handling a high volume of telephone and email correspondence.
- Must be well presented and communicate with staff and clients in a professional and friendly manner
