What you'll be doing

We're looking for a visionary and tenacious Station Development Manager to join the Estates team who will lead on the development of our managed stations and their environments for commercial, operational and social benefit.

The role will be responsible for the direct management of our appointed Property Management Agents. You will be confident and knowledgeable in Commercial Property matters including the areas of Landlord & Tenant, Agency, Management and Development.

You will take the lead in managing lease events, opportunities for bringing vacant space back into beneficial use and generally maximizing revenue opportunities. Equally important, you will ensure the tenant mix at our Stations reflects our values and the communities we serve along our route, together with an excellent customer service offer.

What Else will you be involved in?

• The management of all retail tenants at LNER managed stations including lease management
• Reviewing all interest and offers submitted for retail space considering LNER's Station Social and Commercial Development Plan and seeking to increase revenue through proactive estate management.
• Direct management of LNER's appointed Property Management Agents, providing robust contract management and KPI monitoring.
• Exploring and developing opportunities for additional retailing potential to increase commercial income and enhance customer offering at our stations.
• Supporting the preparation of the annual budget and regular forecasts. Achieving business financial targets, analysing commercial performance to provide reports for each 4-week period.
• Working closely with tenants, internal departments and third-party organizations including Local Authorities, Network Rail, Contractors and Suppliers to ensure the necessary permissions and consents are attained for proposed works.
• Direct management of LNER's third-party advertising contract, ensuring accurate reporting and compliance with obligations
• Leading the renewal of LNER accommodation and parking agreements across the route, achieving favourable terms that align with LNER needs and objectives.
• Supporting project teams with large scale development projects which impact existing tenants or generate new retail space.
• Working closely with internal departments to ensure tenant works or station activities align with LNER safety standards, utilising LNER resources to support retail tenants.
• Being the lead for reviewing and documenting charter access requests ensuring operational teams are informed and charter companies are billed accordingly.
• Supporting station teams for various promotional events and the local management of tenants
• Working with Estates Asset Control colleagues to agree scopes of work and gain necessary consents for project enabling works; management of contractors to successfully complete new or remedial works for retail tenants as required.

 What you'll need.

As a pivotal role, you'll already have experience of the property development planning processes, including planning permissions and consents, marketing and pricing strategies, brands and customer propositions to drive commercial success. You'll also need to demonstrate the following:

• Self-motivated and proactive, able to act on your own initiative.
• Highly organised, able to prioritise conflicting deadlines and the management of others.
• Experience in a commercial property focussed sector including leases, contracts and property / estates management.
• Inspirational leadership qualities and a team player approach
• Experience in developing, influencing and managing stakeholder relationships.
• Enthusiastic approach to a customer focused organisation
• Experience of development projects
• Experience in preparing annual budgets, forecasts, and reporting.
• Strong management and organizational skills to ensure that projects are managed successfully, efficiently, profitably and advocating the conservation and protection of historic sites.

Whilst previous rail experience is not essential, you will be skilled in managing internal and external stakeholders and ensure regulatory compliance in the successful delivery of projects that meet LNER business and safety standards.
