About the Pub

The Weavers Arms is a traditional character country pub in the heart of Warwickshire just outside the village of Fillongley. The pub has a great reputation for homemade food and cask ale and is traditionally decorated to a high standard, with a welcoming open fireplace and brassware adorning the walls. There is a fully equipped trade kitchen which can support a good food offer and further trade. The spacious beer garden features a stage and can easily accommodate 100 customers across picnic style benches, with the space to add more if required, creating a popular drinking destination for events during the warmer months. There are also two car parks, to the side and rear of the pub, which can hold 30 vehicles.

The Weaver Arms has good local and destination trade made up of a mixture of both wet and dry sales. The pub has a great reputation for homecooked food and cask ale which the new publican will need to continue. I am looking for a publican with experience of running a food-led pub who can develop this fantastic pub business. There is up to £25k of capital contribution on this pub to provide funds for a new publican to improve the pub. This can be used for internal or external refurbishment and garden developments to support publicans and their chosen contractor and is included in the rent quoted.

Surrounding Area

The village of Fillongley is centred around the crossroads of the B4102, connecting Nuneaton and Solihull, and the B4098 for Coventry to Kingsbury. Fillongley has excellent transport links and is within easy reach of Birmingham, Coventry, Leicester and all in between. The pub is mainly surrounded by green areas but there are a small number of cottages across the road.
