Today, Total Environment is a diversified conglomerate with interests in design, construction, real estate, handcrafted furniture, craft beer, hospitality, and music. We currently own and operate three successful brands in the hospitality arena.

Role Title: Project Architect [Commercial]

Project Architect for commercial projects will be responsible for design delivery of multiple projects of following types that will predominantly include Mixed-Use [Commercial + Residential], Retail and Office Buildings.

Deliverables: Project Design Brief Clearly outline the project's scope, objectives, constraints (e.g Site analysis, code constraints etc.), program requirements, case studies and deliverables. Assess the feasibility of the project, considering factors like site conditions, zoning regulations, and budget constraints.

Schematic Design: Develop initial design concepts and present them to the client for approval. Create sketches, diagrams, and renderings to communicate the overall design vision.

Pre-Construction Set: Refine the approved schematic design. Develop more detailed design documents (drawings and specifications). Develop detailed plans, elevations, sections, and details Coordinate with relevant consultants (civil, structural, mechanical, electrical, etc.) Prepare detailed Bill of Quantities with assistance from Estimation Team, based on standardized company Work Breakdown Structure Review/Present Pre-Construction Set with client/stakeholders Review/Implement Value Engineering inputs

Good for Construction Document [GFC’s]: Produce comprehensive Good for construction drawings and specifications on time and aligned with approved cost estimates. Ensure all necessary details are included for construction and regulatory compliance.

Statutory Approvals: Assist legal and liasioning team by participating in technical discussions and producing design documents for submission to local authorities, to obtain necessary permits. Ensure that the design complies with applicable building codes and regulations.

Construction Phase: Periodically visit construction site to ensure the project is built according to approved design and specifications. Respond to RFIs (Requests for Information), Issue Site Instructions and review/approve change orders as necessary. Conduct site visits to ensure construction finish quality for compliance with design documents.

As-Built Documentation: Compile as-built drawings and documentation incorporating changes made during construction.

Project Closeout: Ensure that all project requirements are met. Review and approve final project documentation.

Accountabilities Ensure that proposed Designs meet defined Functional, Regulatory, Budgetary, Delivery requirements of a project. Ensure that Designs are aligned with design principles & values of Shibanee and Kamal Architects. Ensure that the design delivery methodology follows S&K Standards and Details. Ensure that the design team works collaboratively and delivers consistent error free documentation. Mentor and provide learning + growth opportunity to team members.

Requirement Bachelor’s degree in Architecture with 7-12 Years of experience in workplace design with organizations of repute. Hands on layouts and design development. Experience with Revit. Good communication skill.
