Job description

The Consulting Group (CG) of CBRE is a specialized advisory practice that undertakes assignments across a wide variety of real estate assets and works for a broad spectrum of private and public-sector clients. CG’s vast portfolio coverage includes: · Development Advisory · Retail Consulting · Advisory for Emerging Asset Classes (such as data centers, student housing, flex spaces, etc.) · Government Advisory · Masterplanning · Logistics Advisory · Industrial Advisory · Corporate Consulting (Workplace Strategy, Change Management, Occupancy Planning)

The team has been solving for complex client problem statements within the realm of the above asset classes. Engagement types include feasibility studies, business plan formulation, highest and best use diligence, location strategies, go/no-go decisions, implementation led program management, transaction advisory, etc.

Valuation Advisory Services at CBRE is undertaken for real estate owners, developers, investors and lenders. At CBRE, we believe in providing accurate and reliable valuations as an enabler for successful investment decisions. We employ state of the art technical tools and analytics to deliver high-quality, consistent valuations and assessments. We combine specialized expertise across finance, construction, engineering domains and leverage our comprehensive real estate expertise and databases to generate industry-leading reports that enable our clients to make confident, informed business decisions.

The Valuation and Advisory Team also assists clients with customized risk mitigation solutions including project risk monitoring services, lender’s independent engineer, escrow monitoring, technical & approvals due diligence, cash flow projections, etc. Our teams provide expert Plant & Machinery valuations for acquisitions, purchase price allocations, impairment analysis, etc. These services are used by investment and commercial banks, financial institutions, corporations, investors, property owners, REITs, institutional funds and government agencies to meet their business objectives.

Various services under the umbrella of Valuation Advisory @CBRE: · IPO / REITS/ public circulars valuations · M&A related valuations · Plant & Machinery valuations business valuations · Mortgage and financing appraisals · Project risk monitoring · Technical and approvals due diligence · NPA related valuations · Portfolio monitoring / annual reporting

ESSENTIAL DUTIES AND RESPONSIBILITIES

· Candidate is expected to play the role of a senior consulting & valuations subject matter expert leading a team of professionals and will be actively involved across the following areas pertaining to our Kolkata business:

o

Managing the city’s Project Execution Platform

and responsible for highest quality deliverables in alignment with industry best practices. This would include reviewing & storyboarding deliverables, guiding the team through the execution process, ownership of all work being undertaken, managing client priorities as needed §

Including a strong focus on product diversification & innovation o

Business Development : lead our market outreach & BD strategy for the city, including focusing on key client pitches, leading development of key proposals, Global/Regional RFPs, running CRM relationships, etc. Including collaborating with other CBRE business lines (FM, Project Management, Transactions) in generating & responding to business opportunities Active client management, beyond projects (including opportunities for end-to-end pitch conversion, scope & fee negotiations, opportunity closure, etc.) o

Team Leadership : Managing and leading the city’s consulting & valuations team and shall be responsible for grooming and growth of varied resource layers (in coordination with the Senior Leadership) o

Client / Competitor Intelligence

- Develop and maintain a deep understanding of market trends across major industry sectors and intelligence about key client targets as needed o

Thought Leadership

– contribute to CBRE’s strategic thought leadership platform and play the role of our senior market representative in the city, driving outreach across real estate segments o

Driving Growth & Profitability of the Consulting & Valuations business in the city with a future forward approach

REQUIREMENTS Educational Qualification · MBA/PGDM from recognized university.

Experience / Requirements · 8 - 10+ years’ relevant real estate experience · Utilizes an entrepreneurial approach and develops innovative solutions · People management skills · Demonstrates team leadership skills · Fosters a strong service-orientation and an “advisory role” in client relationships · Ability to think strategically and analytically to drive the desired results · Problem solving and root cause identification skills · Real Estate Market and Financial skills - Requires in-depth knowledge of real estate markets, financial metrics and principles with ability to write and steer business cases, undertake valuations, etc. · Exceptional written and oral communication skills are essential together with strong powers of persuasion · Ability to effectively present information · Ability to monitor and coordinate all types of projects with limited or indirect supervision
