Develop and execute the Project Management Strategy for the Brownfield site, ensuring alignment with the company's overall growth objectives.
Lead negotiations and finalize terms for the acquisition or lease of the site, considering factors such as location, market potential, financial feasibility, and legal requirements.
Collaborate with internal stakeholders, including the executive team and legal department, to ensure all necessary approvals and documentation are in place.
Oversee the pre-construction phase, working closely with architects, engineers, and contractors to develop detailed plans, budgets, and timelines. Manage the construction process, ensuring adherence to quality standards, timelines, and budgetary constraints.
Coordinate with the pre-opening team to develop and implement a comprehensive plan for the successful launch of the project. Directs all phases of project management including procurement/contracting, initiation, planning, execution, monitoring, controlling and closeout phases of the project.
Key focus areas include scope, budget, schedule, quality and risk management. Exhibits a complete understanding of company's corporate governance policies and procedures. Responsible for ensuring corporate governance policies and procedures are adhered to within work group.
Responsible for accurate, timely, and compliant contract procurement, contract negotiation, contract execution, contract administration, and closeout.
Contracts included company's agreements, client/vendor agreements, and company /vendor and supplier agreements.
Monitors adherence to policies and procedures regarding internal governance and controls.
Demonstrates ability to identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks for client and company.
Oversees the preparation of accurate, timely, and complete reports to the management.
Provide leadership and guidance to the project teams, fostering a culture of collaboration, accountability, and continuous improvement.
Establish and maintain strong relationships with external partners, vendors, and contractors involved in the project.
Conduct regular progress reviews and report updates to senior management, addressing any challenges or deviations from the plan.
Monitor market trends, competitor activities, and customer preferences to identify opportunities for innovation and strategic adjustments.
Ensure compliance with relevant regulations, codes, and industry standards throughout the development process
Manage all aspects of project execution including but not limited to schedule development and management, budget development and management, internal approvals, design and construction document production, RFP processes, construction, MEP, furniture, move.
Responsible for ensuring project is executed within defined schedule and budget.
Oversee all aspects relating to the planning, design, construction and make sure to coordinate to get the Occupancy Certificate.
Review all proposed plans and construction documents to identify possible value engineering and cost reduction opportunities.
Manage annual capital planning process.
Coordinate with Construction Managers and the Supply Chain department to identify and partner with select vendors to perform outsourced services for an assigned project.
Manage various tendering processes to engage the competent vendors for construction activities.
Carry out plan and spec analysis in order to provide clear, trackable and coordinated interpretations of the design/drawings for construction.
Plan, manage and coordinate minor workspace modifications & construction activities in the region and ensure they are in compliance with various OHS/EHS, Access, Fire & Safety standards.
Chair regular project meetings with consultants and internal partners,
Update the senior management on a regular basis on the project progress.
Should be good in report writing and senior management presentation
Qualifications Qualifications Required :
Graduation: Bachelor's degree in construction management, Civil Engineering, or Architecture.
Post-Graduation: Preferably in project management and technical services or similar field. - Candidate come from having an experience of Commercial Real Estate, Hospitality Industry or a leading project management company.
Experience Required
25 -30 years' project management experience in similar developments in terms of scale & complexity.
Relevant Experience: Minimum 15 years of experience in project development, with at least 7-8 years in a leadership role.
Proven experience in any Luxury hotel project development, preferably on Greenfield projects is an added advantage.
Strong negotiation skills with a demonstrated ability to secure favorable terms and conditions for the company.
Experience leading pre-construction, construction, and pre-opening activities in the hospitality industry.
Solid understanding of project management principles, including budgeting, scheduling, and risk management.
