THE ROLE

 

The Assistant General Manager - Projects will play a pivotal role in overseeing large-scale luxury residential and commercial projects for Ratnaakar. Reporting directly to the Head of Projects, you will be responsible for providing strategic leadership, operational excellence, and financial stewardship to ensure project success. Leading a team of project managers, you will oversee all aspects of project management, from planning and execution to quality control and financial management. Your exceptional leadership abilities, strategic thinking, and deep understanding of real estate development processes will be instrumental in driving project excellence and delivering on the company's commitment to quality and efficiency.

 

RESPONSIBILITIES

 

Strategic Leadership

▪ Identify potential risks and develop comprehensive strategies to mitigate them, ensuring project progress remains on track and aligned with organizational goals.

▪ Collaborate closely with the Head of Projects to develop and implement strategic frameworks for large-scale projects, encompassing project planning, resource allocation, and scheduling optimization.

 

Operational Excellence

▪ Supervise and manage on-site teams, including construction, engineering, and subcontractors, fostering a collaborative and high-performing environment.

▪ Take ownership of project execution, conducting regular site visits to review progress, and address issues proactively, to ensure timely completion.

▪ Establish organization guidelines on project scheduling, cost control, and quality standards, driving a sense of commercial awareness among project execution personnel.

▪ Lead the empanelment of partners (consultants, vendors, contractors) through rigorous evaluation processes in coordination with contracts and procurement departments.

▪ Drive compliance with ISO and safety standards, conducting periodic audits and maintaining quality standards at all times.

▪ Lead project review meetings with consultants and contractors to ensure adherence to timelines and quality standards.

▪ Maintain quality standards at all times to adhere to regulation norms and in line with company standards of premium build.

▪ Participate in Engineering Meets to address concerns, share best practices, and foster continuous improvement.

▪ Implement robust project reporting mechanisms and issue resolution procedures to ensure timely communication of critical information.

 

Financial Management

▪ Drive cost savings through process standardization, value engineering, and effective project management practices.

▪ Develop and adhere to department and project budgets, ensuring financial accountability and resource optimization.

▪ Provide cash flow projections and the like to ensure that payments take place on time to the vendors.

 

Team Leadership & Development

▪ Provide leadership and mentorship to the project management team, fostering a culture of collaboration, accountability, and continuous improvement.

▪ Conduct performance reviews, facilitate career growth planning, and emphasize succession planning to nurture talent and drive organizational excellence.

▪ Actively participate in recruitment efforts and resource planning for the extended project team, ensuring the right talent is onboarded to support project objectives.

 

QUALIFICATIONS AND SKILLS

 

▪ Bachelor's degree in Civil Engineering, Construction Management, or related field; Master's degree preferred.

▪ 18-20 years of progressive experience in real estate project management & execution, with a demonstrated track record of overseeing large-scale luxury residential and commercial developments. This would include overseeing multiple projects simultaneously right from planning to execution.

▪ Strong understanding of construction methodologies, building codes, regulations, and industry best practices.

▪ Working knowledge in project management software/tools to streamline processes and enhance productivity.

▪ Excellent leadership, communication, and interpersonal skills to effectively collaborate with internal and external stakeholders.

▪ Ability to multitask, prioritize effectively, and problem-solve in a fast-paced, dynamic environment.
