: MEP Head - Real Estate - Mumbai Job Description: Our client is an established Realty Business Group Founded in 1986, headquartered in Mumbai, focuses on affordable redevelopment apartments and land projects. Within real estate business verticals, they also focus on land acquisitions projects, townships and large scale housing projects whereas, they are experts in redevelopment of housing and commercial projects. They have built various projects from high rises to individual bungalows in and around Mumbai and has quickly acquired a reputation of being a reliable, trusted and a professional business player who delivers on time. They ensure that all the transactions and interactions are transparent thus enabling to nurture long term relationship with the customers, partners and all the stakeholders. To coordinate with inhouse team (liasion, legal, architect team) at P1 and P2 stage. Finalise tentative design and space planning with in-house team before involvement of external consultant. Designing, Detailing & Execution of MEP Services including water supply & drainage system, storm water drains, rain water harvesting, Fire Fighting & Alarm, Environment Clearance, and estimation Bid Preparation & Contracts. A. Key Activities (Critical activities of the job)1. Managerial Responsibilities 1. Monitor and control projects WRT the Design, Cost, Deployment, Time Over-runs and Quality Compliance thereby ensuring satisfactory execution & timely completion of projects. 2. Supervise the construction process (MEP) from the conceptual development stage through final construction, ensuring that the project gets done on time and within the budget. 3. Generate the designs (utilizing architects), engineering drawings, specification, bill quantities, cost control, monitoring for quality and evolution. 2. Commercial Responsibilities 2.1. Finalize designs, costing, value engineering and finalization of contractors. 2.2. Be an active member of the bidding process from floating of bids to awarding of contracts; coordinating with bidders with regard to negotiations. 3. Functional Responsibilities 1. Scrutinise and check the documents for obtaining Environment Clearance. 2. Design a detailed Engineering of plumbing, firefighting, Swimming Pool, STP, Elevators as well as HVAC of high rise & large township projects. 3. Execute project management of MEP Services including operations and maintenance. 4. Design the development of infrastructural system, and sewage treatment plant. 4. Specific role related responsibilities 1. Design and regular checks of MEP Services I. Plumbing system including water supply (Conventional as well as Hydro pneumatic system), waste water & drainage, storm water, rainwater harvesting, external drainages of high rise, complex and for the township projects. II. Fire Fighting system, Fire Alarm system as per CFO requirements of high rise, complex and for the township projects III. Sewerage Treatment Plant (STP), Swimming Pool & Irrigation system of Landscape for high rise, complex and for the township projects. IV. Storm water drains and rain water harvesting system. V. Elevator & HVAC Systems of High Rise & complex large township projects. 2. Preparation & checking Tender Documents for I. Plumbing package including water supply and drainage system II. Storm water and rain water harvesting system III. Sewerage Treatment Plant (STP) IV. Fire Fighting Contract. 3. Negotiating with the Vendors and preparation of report for final negotiations with the Management. 4. Co-ordination with consultants, contractors and clients. 5. Checking on site (before start RCC work) slab checking. 6. Attend the site meetings with consultant and contractors with site execution team to resolves the site issues. 7. Regularly visit the all site for inspections of all MEP works. 8. Conduct presentations of any upgrades in the project for better understanding the new system. 9. Organize project review meeting in a week with inhouse team for regular updates. Key Skills: B. Key Relationships Internal: • Reporting to the GM/DGM Construction. • Regular coordination with o Legal Department o Architect Department o Contract Department o Liasion Department External: • All MEP consultants • RCC consultant • Architects • MEP contractors • MEP services – Suppliers (Plumbing, Fire, Electrical, HVAC, Elevators, Parking, pumps) • BMC officers. • Site Execution Team C. Span of Control: • Individual contributor role. D. Financial decision making: • Applicable in project contracts Mandatory: • Knowledge of Technical documentation in tendering prosses. • Proficient at planning and design finalization for the all project before sending for submission. • Technical support in project designing.
