Designation Manager / Senior Manager, HO-Legal
Location- Mumbai HO Job Purpose Roles & Responsibilities The focus area for the role will be drafting and reviewing the real estate documents, customer documents, service agreements and handling other real estate assignments including RERA/customer/ other litigations. The scope of work is mentioned in detail in the tabulation below:
Sets Processes / Guidelines - Creates a standard framework for drafts pertaining to legal issues, basis past experiences, and modifies it as per project requirement.
- Sets guidelines to ensure that the Agreement to Sales document is prepared on time and is error-free.
Litigation - Determines approach in managing litigation cases through discussion and follow up with external consultants /advocates.
- Deal with litigation cases e.g – 3rd party claims, vendor issues, customer complaints, pollution and environment hazards etc. and safeguard the interest of the company.
- Represents GPL in court hearings.
Legal Advisory support - Provides timely advise to other departments on concerns/queries having a legal impact.
- Examines contracts made by Contracts team to provide legal controls and checkpoints.
- Generates a knowledge repository for updates on laws, regulations, ordinances, by- laws relating to real estate industry and make the same available to the team.
Deal Documentation - Conducts due diligence of properties and ensures that the title of the property is clear and marketable.
- Proficient in independently draft transaction documents for land purchase/development agreement/joint venture agreements and negotiating with counter party for closure.
- Conducts discussions with JV Partners on legal aspects, if required.
Legal MIS - Co-ordinating with legal team and prepare Legal MIS at the regular intervals.
Process Adherence - Complies with company defined guidelines and processes.
- Adheres to project timelines.
Process Improvement - Identifies processes/procedures in own work area that need improvement.
- Recommends process improvement ideas to streamline efficiency/costs/productivity Undertakes process improvement.

Goal Setting - Conducts goal setting exercise for the role
- Prepares goal sheets
- Defines and sets work objectives for team members
- Balances work allocation in team
Knowledge - Clarity on the Basic Fundamentals of Law is a must
Education & Qualification - LLB/LLM- With 8-12 years of experience in litigation, drafting agreements.
