Job description
As an Analyst for the Leasing Function, you will be expected to:
- Lead Strategic Initiatives towards creating a more agile, efficient, dynamic and differentiated organization with a focus on customer and stakeholders relevant to leasing
- Keeping track of Market and Competition intel. Should be able to build relationships with property consultants as part of ongoing business expectations.
- Work with Front-End Leasing teams and Marketing Communication team to create market outreach plan and customer acquisition strategy for their respective markets.
- Align central leasing outreach plans with those at respective city levels. Identify areas of cross -collaboration amongst teams on various client accounts.
- Support corporate and regional leasing teams in driving new initiatives and seemless deployment across locations
- Create presentations and pitches for clients and senior management on periodic basis
- Continuously focus on emerging trends in the industry and help team or management with identifying opportunities, business presentations to internal and external stakeholders
- Creating/identifying differentiators to enhancing value proposition for customer acquisition through research of their business performance and expectations
- Create/Review financial models to support front end teams to enable strong pitch proposition which also maximize value for the organization.
- Improvement in business operations leading to efficient reporting and analytics for the function to leadership and investors
- Use Technology/Digitization to reduce manual effort. Identify opportunities for Technology invtervention which can increase team efficiency.
- Work with internal teams and external consultants/vendors to identify best in class practices, innovations and incorporate value-accretive services
- Support acquisition team with information related to leasing function for assets in newer geographies/markets.
- Be a custodian of all information pertaining to the leasing function and internal practices. Maintain the database of all lease related documents of all assets and ensure rent rolls are upto date.
- Work with internal teams to create best in class knowledge management practices in the organization and align with cross functional teams including finance, investor relations, project management etc to enhance data management practices for an efficient organization
- Centrally manage Annual Business Plan (ABP) for the function and keep track of performance of the function against ABP
- Analyze Financial and Business Related Information, create trackersand dashboards for management review. Work with corporate technology and strategy team in deployment of BI Analytics tools within commercial business
- Point of contact for the finance team for following matters :
- Monthly/Quarterly Leasing updates of the market (Leasing Velocity, rates, upcoming supply, Leasing pipeline)
- Monthly/Quarterly Leasing updates of TRIL Assets (Leasing Pipeline, Status of Renewals, details of termination)
- Assisting the finance team to prepare Business Plan/Strategies by providing market statistics and assumptions .
- Working with the finance team to set up various templates which are required in day-to-day activity (New Lease Template, Build to Suit etc)
- Champion Risk Management for the function and ensure processes and compliances are clear and adhered to by all stakeholders. Identify gaps in systems/processes and lead improvements across the function in consultation with Function Head.
- Create reports, presentations, reviews on the functional/business performance with the management and the Board.
- Driving the culture within the leasing team to use IT Tools like Power BI etc. to ensure uniform reporting to all the stakeholders.
- Standardization of various reporting packs (Investor's , PRM's etc) relating to leasing
Key Qualifications
- Postgraduation with a focus in Management, Analytics preferred with Engineering background civil. Prior experience in Commercial Real Estate would be preferred or RE funds
- Around 4-5 years experience.
- Must carry an attitude to getting work done with quality and timeliness.
- Willing to work under very tight deadlines
- Should be highly proficient in MS Power-point and Excel (vLookup, pivot tables etc.). Should enjoy working on worksheets and data, understand business requirement and present information in a structured manner. Should have had prior experience of working in BI Analytics tools
- Good communication skills (written and oral) and to be able to interact with business leaders and teams across locations in India are must.
