X Office Parks, our institutionally owned and managed workplace portfolio ( across Tier 1 Indian cities comprises 11.2 million square feet, including 6 million square feet currently operational across four business parks and one special economic zone. The portfolio is targeted to scale up, through a mix of (a) development projects including 5.2 million square feet currently under construction, and (b) quality operating asset acquisitions.

The portfolio is endorsed by a marquee tenant base which includes a diverse industry mix of multinational corporations such as Accenture, Fidelity, Microsoft, PayPal, Standard Chartered Bank, Sutherland, Maersk, WNS, etc. and strong domestic franchises like Bajaj Finance, CNBC-TV18, amongst others.

About the Role: The Manager, Leasing & Tenant Relationships will have a high impact role with direct exposure to senior management and significant leasing opportunity across X Office Parks’ Delhi NCR portfolio. The successful candidate shall ensure optimum occupancy and revenue maximization of the commercial portfolio through effective leasing and develop and maintain good/long term relationships with existing/new tenants, and channel partners.

A positive and enthusiastic approach is essential, along with the ability to communicate successfully with stakeholders at all levels across prospective clients, tenants, IPCs/brokers and with various teams within the organization. The ideal candidate will work closely with the X Office Parks leadership and get in-depth exposure and opportunity to upskill and expand his/her role and responsibilities over time.

This role reports into the X Office Parks leadership and over time shall provide the successful candidate to grow as a professional both vertically (in terms of seniority) and horizontally (in terms of learning/knowledge).

Responsibilities: Developing & maintaining strong relationships with existing tenants, prospective clients, IPCs and local brokers in Delhi NCR Organizing site visits, client meetings and ensuring highest standards of customer experience Attending and networking at local industry events Maintaining and circulating high quality leasing materials including pitch decks, proposals, Term Sheets, negotiation trackers, etc. Sourcing leads for the X Office Parks assets in Delhi NCR by regularly following up with IPCs and local brokers Working closely with X Office Parks leadership in negotiating and closing transactions - Term Sheets/LOIs, Lease Deeds, Maintenance Agreements, etc. Monitoring lease expiration dates, termination notices, renewal notices and all other tenant communication Ensuring preparation and updation of the leasing tracker/Salesforce on a regular basis and also ensuring preparation of weekly occupancy/vacancy report for the X Office Parks leadership Generate reports on a weekly, monthly, quarterly and annual basis on leads, sales, conversions and other activities Act as liaison between X Office Parks leadership and Operations team on lease related items Conducting extensive Business Development to target ideal clientele/companies.

Qualifications: Graduate in any discipline Master of Business Administration (preferred)

Experience: Minimum 3 years of experience in real estate (Preferred experience of at least 1 year in Commercial leasing)

Skill Sets Expected: Good communication and presentation skills Ability to work in a high pressure, fast paced environment, with senior stakeholders Strong IPC relationships and in depth understanding of the office micro-markets in Delhi NCR Familiarity with drafting proposals and pitch decks and review legal documents Well-rounded personality with fluent English, both written and oral Strong relationship building and negotiation skills Proficiency in handling Microsoft Excel, Word and Powerpoint Open to travel for business and client meetings and site visits
