Job description
Job Purpose Statement (Summarise in one/two statements why this job exists, and the

To lease premises according to approval matrix and ensuring due observance of process in line
with set guidelines with regards to location, Title & compliances, specifications, commercial terms,
safety compliances etc. Observance of due TAT and continuous monitoring till the end of process.
2. Duties and Responsibilities (List in the order of responsibilities of this job)
Acquisition
Checking suitability of properties on different criteria’s as specified in evaluation sheet
Ensuring that proper market search is done before choosing property, by using different
channels, tools available online
Ensuring that proper negotiation is done and fair understanding is reached for
ascertaining rentals and other commercial terms
Ensuring proper documentation at various stages like checking offer letter, raising LOI,
checking due diligence, agreement execution, security deposit release, completing
possession formalities, initiation of rentals etc.
Proper co-ordination with Infra team
Pointing out unreasonable delay and ensuring course correction if need be
Budget and MIS
Track TAT adherence at variance stages through detailed MIS
Studying trends of new openings & shifting and accordingly derive as realistic budget as
possible in co-ordination with Ops team
Understanding organizational online system and learning to use the same
3. Key Challenges (List the key tasks performed to support the main objectives of the person)
Ensuring proper market search in deeper market
Selecting properties with clear titles & compliant as per local authorities
Co-ordination with legal team for proper due diligence
Landlord evaluation
TAT adherence at various stage
Co-ordination and monitoring for timely completion of landlords scope of work
4. Decision Making Authority (Describes the type of decisions made alone, those on which the
manager must be consulted, those referred to a higher level, and job procedures to be followed)
No Financial Powers to be granted as of now
Functional selection of properties in accordance with approvals & guidelines
Corporate Real Estate (Infrastructure),Corporate leasing
