Purpose of the Role The Job holder will be responsible for SM & HM format expansion in the circle involving sourcing of new properties, NSO, rent reduction, rent re-negotiation, store size reduction, space release to LL/SIS, lease extension and EB power enhancement for stores, LL relationship, property tax rebate and capex reduction.

Principal Responsibilities The role requires the job holder to understand the catchments targeted by OPS for identifying properties for SM, which will meet our business norms. Short list properties in correct locations within the catchments Understand the commercials suitable for SM business before shortlisting properties Understand the structural requirement before shortlisting properties Planning the amenities and space with the right density of merchandise, best suited for that catchment, along with controlling future opex. Renegotiate existing store rent and area reduction with LL’s

Key Result Areas New Store Opening To short list properties within the specified specs Negotiation with LL’s Discussing agreement terms with LL’s Ensuring proper docs and LL scope of work SIS Income Renegotiate existing store rent and area reduction with LL’s Process Adherence and Completion Ensure identification and short listing of properties Ensure SIS partners pipeline Manage LL relationships LL relationship to be adhered via LL relationship calendar

Education and Experience PGDM or MBA Must have min 5 years of experience in Retail Should have experience in business expansion, scouting properties, Opening NSOs Understanding of documentations required and legal requirement to open new store Should have understanding of negotiation & interpersonal skills Knowledge about the regional Retail Market
