Job description

Intellion Edge will be Tatat Realty's first commercial project in Pune and shall be a contemporary Grade A+ campus development. Intellion Edge, Pune will be a workplace that would deliver Smart, Secure, Sustainable and Social work-environments that cater efficiently to the needs of fast-growing companies and the new-age workforce.

Development Scale: ~4 mn sq. ft. Commercial project (Intellion Edge) on a ~12-acre land parcel in west Pune. • Proposed Grade A development shall comprise of: Office- ~3.6 mn sq. ft. | High Street Retail: ~0.2 mn sq. ft. | Upscale Hotel: ~0.2 mn sq. ft. • Total Built-up Area- ~5 mn sq. ft. (incl. Parking) • Estimated Project Cost- INR 1900+ crores • Project shall be developed in a phased manner (3 phases) over the next 5-6 years

Key purpose of the job:

The role is responsible for developing the overall and detailed project plan (including activity and area level plans) for the project site. Is also responsible for actively tracking work completion v/s project plan on a daily basis, monitoring project costs and making timely updates into the project management system

Undertake project planning for all the construction work at site and all the requirements of materials, equipment etc. Review Drawings, Budget, Contract documents and Scope of works. Develops a fully detailed baseline project schedule based on the methodology; provide the necessary Critical path Preparation of Materials procurement, Drawings requirement, contractor mobilization schedule, preconstruction works & tracking of the same. Accurate estimation of the annual requirements of cement, steel and other high value items through interaction with the Corporate Project Planners and the Procurement & Contracts team Track project progress vis a vis timelines and budgets and report to the regional and corporate team Track contractor work completion vis-à-vis project plan and escalate issues to the Project Head, Site Procurement & Contracts Manager to ensure adherence Preparation of Overall Work Progress, Look ahead & Delay analysis report Planned Vs Actual. • Recovery Schedule -Adjustments in the Construction schedules to complete the project in minimum time period. Ensure that project changes are tracked and reported through, any amendments to the work orders/ purchase orders are routed through Budgeting & Costing team, before it gets released for construction Ensure use of the project management software to track fortnightly progress vis-à-vis project plan and be accountable for the quality of the system generated information Ensure that 90 days and 30 days look ahead schedule are discussed with Project Head and Project Team Members to identify the anticipated hindrances, discuss within the team and finalise the preventive actions to mitigate the hindrances Ensure that weekly look ahead plan without any hindrances are shared with last planner (site supervisor) Weekly site meetings with a site team & contractor or sub-contractor. • Prepare the monthly cash flows & Mapping it against actual. • Provide forecast cost of completion of projects to management. Accountable for MIS report, Annual Engineering Plan, Project Executions plan, Presentations for review meetings are prepared and validated with Project Head as per the define timeline Ensure that completion certificates for customer payment milestones are received on time and the said milestones are triggered in SAP. Ensure that payment milestones are updated in SAP fortnightly Organise daily war room meeting / daily standing meeting with project team members for setting up daily target, tracking work completion v/s project plan on a daily basis

Education & Experience Requirement: · BE/BTech Civil Engineering, NICMAR qualification will be preferred · Project Management certification is desirable. . 10-12 years of project management experience in real estate/ construction/PMC industries . Adept in application of new Planning tools like Primavera Project Management -P 6-R8.1 ,Mi crosoft Project Management., Pro-core –Construction management tool. • Autodesk AutoCAD, SAP R3 -6 and BIM
