Head of Operations (Redevelopment Projects)
Our client is into the business of real estate development, pioneering in creating comfortable spaces in and around Mumbai. We are looking at a seasoned professional with a deep knowledge of redevelopment business to assist the business. The ideal candidate will have a sharp business mind and proven success in managing multiple departments for maximum productivity. This person will be highly skilled in human resources, Legal documentation, Civil Production, Liasoning, Compliance management, Taxation and be able to develop and maintain an environment of trust, diversity, and inclusion within the operations team. Strong skills in Redevelopment based Realty Projects is imperative. Objectives of this role Getting the work done in timely and optimal manner Increase the efficiency of existing processes and procedures to enhance the company’s internal capacity Oversee accounts payable and accounts receivable and taxation Reduce costs periodically without affecting output Responsibilities · Deliver the redevelopment projects in a qualitative and timely manner Lead, motivate, and support the team in a time-sensitive and demanding environment, including problem resolution Understand the different provisions of DCR 2034 and apply most suitable provisions (in association with the project architect. Ensure on time approvals through our in-house liasoning team and our Liasoning Architects Introduce technology into the traditional methods of construction and CRM to optimize results, improve customer experience. Commercial Management to ensure dues from customers and tenants are received on time. Work closely with legal and safety departments to ensure that activities remain compliant Oversee materials and inventory Conduct budget reviews and report cost plans to upper management Contract Management- all Vendors, Contactors and Consultants Whetting out and Finalize legal documentation in consultation with Legal Consultants, Work alongside accounts department to ensure taxation compliances. Tenant Negotiations to get the project vacated on time. Optimize design in Coordination with Architects and Designers Required skills and qualifications 10 Plus years of proven success in an operations management role Strong skills in Redevelopment based Realty Projects Excellent ability to delegate responsibilities while maintaining organizational control of branch operations and customer service Proficiency in conflict management and business negotiation processes Knowledge of business productivity software and an aptitude for learning new applications Preferred skills and qualifications Bachelor’s degree (or equivalent) with a Background in Civil Engineering and MBA in Operations Management or Business Administration, Management or related fieldJob tags
