Responsibilities
Identify, develop, and direct the implementation of project execution strategy Planning the development mix (including location) to be constructed. Finalize policies and guidelines for all project functions Establish standards for developing the project to Global Standards. Review the land acquired for statutory and other deficiencies. Strategizing the development sequence and phasing. Identification of requisite technology and selection of appropriate vendors for supply. Strategizing the development methodology. Monitor the overall project requirements to ensure successful delivery and customer satisfaction. Assemble, lead, and manage a team of internal and external professionals. Ensure adherence to processes/workflows developed as part of the - service delivery model. Track progress of projects against goals, objectives, timelines, and budgets, and review the reports on risk status. Monitor expenses to ensure they fall within the prescribed budget. Monitor weekly / monthly meetings to highlight and monitor inter-dependencies in work schedule and advance planning in terms of resources required for achieving targets / milestones as per original schedule and areas of concern Coordinate the design for preliminary design to GFC drawings and other related works. Arranging with PMC and project team for schedule coordination for main contractors and sub-contractors / suppliers for onsite work Review the Master Schedule for projects. Review various works with regards to timelines / forthcoming activities planned, approvals for timely sourcing of resources etc. to avoid delay in work schedule, etc. and identify gaps / deviations from original schedule and provide timely interventions / critical decisions to ensure that the work is not hampered / delayed. Provide a periodic update of the service delivery of the assigned projects and propose methods to strengthen the same in case of any deficiencies. Decide project implementation priorities to ensure optimum utilization of funds. Coordinate with operational personnel to ensure total project(s) budgets are met. Preparation of project development costs and implementation budget Budgeting and expenditure planning Qualifications 18+ years of work experience with 5 years in a senior position as design architect within real estate development industry.
