Role Purpose
Internal advisor and business partner to various stakeholders – primarily Development. An integral member of IHG's growth functions and expansion in South West Asia. The Manager will carry out market research and analysis, financial analysis, feasibility studies, deal valuations and ad-hoc projects.
Key Accountabilities - Market/Industry Research – Consults with industry contacts (e.g., consultants, real estate brokers, counterparts at other major lodging companies, etc.) and reviews industry publications/forecasts to remain knowledgeable of general market/industry trends and to facilitate market/industry research. Provides findings to VPs of Business Development and internal clients to facilitate understanding of competitive fee structures for business segments (e.g., timeshare branding, etc.) which are new to the Company. In addition, provides a framework on the direction of industry trends and performance to assist in projecting hotel performance.
- Influence IHG's growth decisions and lead advanced financial modeling to support such investment decisions.
- Coordination of input from Development, Operations, Technical Services, Tax, Legal, and Finance. Significant impact on consolidating this information and developing overall proposals which are financially sound and include detailed analysis of each of these functional areas.
- Ad-Hoc Investment Analysis Projects – Assists the Director of Investment Analysis with review of financial analysis conducted within other areas of the Finance Department. Assistance may include providing guidance to Finance Department on financial modeling and the Company's analysis policies or conducting financial analysis for non-hotel specific projects such as the Company's franchise development plan.
Key Skills & Experiences Education
Minimum BS/BA in Finance, Real Estate Finance, Hospitality Management, or equivalent
Experience - Minimum 5 years of relevant experience, with exposure to development finance, commercial real estate, hospitality consulting, asset management, or feasibility / investment analysis
- Strong quantitative and qualitative analytical skills, critical thinking, and problem solving ability
- Knowledge of Uniform System of Accounts for the Lodging Industry and hotel financial statements
- Understanding of investment appraisal methodologies and valuation techniques
- Experience and comfort with various computer software / tools, particularly Microsoft Excel; Financial modeling basics are a plus
- Knowledge and experience in hotel operations is highly desired
- Experience in South West Asia, particularly India, is mandatory
- Ability to demonstrate initiative, a high level of independence, and ownership of projects
- Ability to provide reasoning and defend a position in a convincing and constructive manner
- English fluency / full professional proficiency is mandatory
- Foreign language skills are beneficial
Technical Skills and Knowledge –
- Demonstrated ability to present a persuasive argument to senior-level managers, and experience providing challenge and using influencing skills.
- Demonstrated experience in investment analysis techniques including NPV, IRR, and DCF, and in real estate deal structures including multi-tiered promote structures, mezzanine financing, operating and debt service guarantees, and joint ventures.
- Superior proficiency with computer modeling in Microsoft Excel including Visual Basic programming required.
- Experience using Oracle Smartview, Essbase, Hyperion, Business Objects, and other database software is preferred.
