Job description
Primary focus of the role is to develop and implement a comprehensive expansion plan that would increase the revenues and profitability of Lenskart. Incumbent will be responsible for aggressive store openings by identifying new properties across specified regions, building a team and setting up strong processes.
Key Responsibilities:
- Do an in-depth market research to understand the potential business opportunities & present the sales projection/business development strategies.
- Identify and evaluate potential locations for retail stores, considering factors like accessibility, customer foot fall, visibility, demographics, and market dynamics.
- Oversee the real estate portfolio, making decisions right from acquisition, negotiations, planning till go live to ensure that it supports the company's objectives.
- Negotiate & Manage lease agreements and property acquisitions on behalf of the company, ensuring favorable terms and conditions.
- Conduct due diligence on potential properties, including inspections, environmental assessments, and legal reviews, to ensure suitability and compliance.
- Collaborate with architects and space planners to optimize the use of the retail store layouts.
- Maintain a good relationship with the existing landlords without compromising on integrity.
- Manage property-related costs and expenses to maximize efficiency and profitability.
- Ensure that all real estate transactions and lease agreements comply with applicable local, state, and federal laws and regulations.
- Responsible for managing a team and their performance to drive growth and meet the sales projections that were given before approving the property acquisition
Job requirements
- High degree of personal integrity and strong ability to work collaboratively and effectively in a fast-paced, flexible, team-based environment.
- 12-15 years of industry experience in Property acquisition.
- Strong Leadership and management skills, with experience having managed a team of business development professionals, providing guidance, support, and mentorship to help them achieve their goals and targets.
- Traveling & Team handling experience is mandatory.
- MBA in Marketing preferred.
- Right Attitude, Good negotiation skills, Entrepreneurial thinking mind set, Self-motivated and self-directed with an ability to think innovatively
- Superior analytical, evaluative, and problem solving abilities.
