Role Description This is a full-time on-site role for a Land Acquisition Specialist located in Gurugram. The Land Acquisition Specialist will be responsible for identifying, evaluating, and acquiring properties for development projects, as well as negotiating with property owners, managing legal documentation, and building relationships with government agencies and other stakeholders. A Land Acquisition Specialist is responsible for identifying, evaluating, and acquiring land for various purposes, such as real estate development, infrastructure projects, conservation, or agricultural use. This role involves researching potential properties, negotiating with landowners, and ensuring compliance with legal and regulatory requirements. The Land Acquisition Specialist plays a crucial role in facilitating the acquisition process and contributing to the success of land-related projects. Key Responsibilities: Property Identification and Evaluation: Conduct thorough research to identify potential land parcels suitable for the organization's objectives. Evaluate properties based on criteria such as location, zoning regulations, environmental impact, and market trends. Collaborate with surveyors, environmental consultants, and other experts to assess the viability of prospective land acquisitions. Due Diligence: Perform comprehensive due diligence on selected properties, including title searches, environmental assessments, and regulatory compliance checks. Coordinate with legal and technical teams to ensure that all necessary investigations are conducted to mitigate potential risks associated with the acquisition. Negotiation and Acquisition: Engage in negotiations with landowners, developers, and other stakeholders to secure favorable terms for land acquisition. Draft and review contracts, purchase agreements, and other legal documents related to the acquisition process. Work closely with legal advisors to ensure compliance with relevant laws and regulations during negotiations and finalization of deals. Community and Stakeholder Relations: Build positive relationships with local communities, government agencies, and other stakeholders affected by or involved in land acquisition projects. Communicate effectively with stakeholders to address concerns, provide information, and foster understanding of the project's benefits. Market Analysis: Stay informed about market trends, property values, and relevant economic factors affecting land acquisition. Analyze market data to make informed recommendations regarding property acquisition strategies. Project Coordination: Collaborate with cross-functional teams, including project managers, engineers, and finance professionals, to ensure seamless integration of land acquisition efforts with overall project goals. Provide regular updates on the status of land acquisition projects to senior management. Budget Management: Develop and manage budgets for land acquisition projects, ensuring that financial targets and timelines are met.

Qualifications Bachelor's or Master's degree in Real Estate, Business Administration, or a related field At least 5 years of experience in land acquisition, preferably in real estate development, construction, or infrastructure industries Excellent negotiation, communication, and interpersonal skills Strong analytical and problem-solving skills, with a keen attention to detail Knowledge of local laws, regulations, and market trends related to land acquisition and real estate development Ability to work independently and in teams, and to manage multiple projects and priorities Proficiency in Microsoft Office Suite and Real Estate software programs Fluent in written and spoken English; bilingual Hindi proficiency preferred
