Roles & Resposibilities:
Strata is hiring for a Project Associate to join the Asset Management team in Bangalore. This role provides the opportunity for full immersion in the new build asset development and portfolio operations across India of a fractional real estate private equity company.
For New Build Assets:
- You'll take the lead and track the progress of coordination drawings submitted by local design consultants, and to get a hold of and follow up drawings, details or clarifications, as needed. You'll then need to review these drawings to make sure they're accurate.
- You'll oversee all construction-related projects onsite, conduct weekly report meetings with consultants, contractors and agencies (on or off site) to review the progress per agreed schedule and make sure that all budget, risk, schedule, design, safety and quality management requirements are met by co-ordinating with appointed PMC or Development Partner.
- As the go-to person in all construction activities, you'll help fix any issues that may arise—all while taking heed of stakeholder' expectations and the company's procedures. You'll also be responsible for holding internal and external construction meetings.
Asset Onboarding and Operations:
- You'll manage the technical handover and the stakeholders sign off at the end of a new build project or acquisition of as-built asset in line with company's procedures along with checklists and supporting documents.
- You'll support the Asset Management team during the life cycle of the asset in resolving the operational related issues and ensuring all asset related technical compliances are upto date.
General:
- You'll be required to build business relationship with consultants, contractors and agencies prominent in the real estate market to cater to the technical support requirements of the company from time to time.
- You'll be required to travel PAN India to manage projects and meet with respective stakeholders as and when required.
Qualifications required:
- You have a degree in architectural or civil engineering or related discipline or field and work experience of more than three years. Experience in construction site management and asset stakeholder management is a must.
- A strong understanding of all aspects of development management—including financial, appraisal, risk management, and negotiation, among others—is required for this role.
- Proficiency in MS Excel and other analytical tools.
- You should also have the know-how of interpreting, coordinating and discussing construction drawings.
- As construction manager, design contracts and commercial negotiations should already be second nature to you. Also indispensable in this role is your ability to sit in on market analyses and marketing processes.
- You should have a good communication skills, which will serve as a tool in inspiring your team members and contractors; keeping healthy client relationships alive; making headways in promoting a culture of openness; and bringing on project success stories.
